Home Owner advice even a metal roof needs maintenance.
19 years ago I had metal roof installed on my home as part of an addition. A metal roof is a good investment and able to last 50, 75, or 100 years....if maintained. All those screws have nice rubber gaskets to seal out the water...ah but they don't last a fraction of those years. Hence the images of all those 19 year old screws.
During a recent project on my home I discovered that some screws and the gaskets had been failing for some time. So imagine if I had not undertaken the project? A few years longer and I could have faced having the metal roof removed and replacing roof decking on a roof the should outlast me.
So the new project...re-screwing the roof. Not on the project list while my nephew was down here to help me on other PLANNED projects. When it's finished the roof should be good for close to another 2 decades
As a Real Estate Broker, this is one more thing to consider as part of Buyer's due diligence when purchasing an existing home with a metal roof that is 10 to 15 years old with exposed screws.
