An Assistance Animal is NOT a Pet🐶

I’m Contrary to popular belief, Federal Law does permit landlords to sell verification of a tenants need for an assistance animal in specific situations, if the disability is not readily known or apparent.

For example of an individual seeks to appreciate anxiety, where it’s not observable, a landlord may request verification. Conversely, a sight-impaired person maybe have an observable disability, at which a landlord may not request verification.

As a broker, we often find ourselves in a situation where a tenant has indicated they have an assistance Animal and the landlord is not willing to permit the Animal without further proof or verification. In cases as such, we would put the landlord and the tenant (out their respective attorneys or representatives) in direct contact with each other to resolve this situation.

Total Supply in Brooklyn down about 10% since last week. The weekly supply is down 10% as well with only 104 listings coming to market this week.

Pending Sales actually ticked up slightly although pretty much sideways. Contracts signed this week also staying consistent.

It’s very obvious buyer activity is more than outpacing the amount inventory the market is able to produce this time of year. Bringing up the market Pulse even higher, indicating even more of a seller’s market.

Supply has been trending down and dropped almost 7% from last week.

The weekly supply pace dropped 30% this week.

Again Pending Sales is moving sideways and actually ticked up a less than a percent showing strong signs that buyer demand remain consistent.

On the weekly side, number of signed contracts went down a bit, but not enough to keeping the inventory from shrinking.

Market Pulse went up quite a bit. With the diminishing supply and persistent buyer activity, sellers hold even more leverage now.

Median sales seems to have ticked up a little bit as mentioned last week.
