میں کل ایک دوست کی ویڈیو دیکھ رہا تھا جنھوں نے میٹرک کے بعد کام شروع کر دیا تھا اس وقت انکا کاروبار نہ صرف پاکستان میں بلکہ پاکستان سے باہر بھی مختلف ملکوں میں ہے ۔ کوشش کریں اپنے بچوں کو ابتداٸ عمر سے ہی انوسٹمنٹ اور فنانشل ایجوکیشن دیں تاکہ زندگی میں وہ ہر طرح کے حالات کا مقابلہ کر سکیں۔ میرے استاد کہتے ہیں بچے کو محلے کی دکان سے ٹریننگ دینا شروع کریں تاکہ اسے لین دین اور کاروبار کا پتا چلے۔ رٸیل اسٹیٹ میں کٸ ایسے نوجوان انوسٹر بھی ہیں جو اپنی جاب کے ساتھ ساتھ بہت اچھی انوسٹمنٹ کر رہے ہیں۔

پچھلے دنوں اسلام آباد میں رئیل اسٹیٹ پراپرٹی اینڈ کنسٹرکشن ایکسپو میں جانے کا اتفاق ہوا جاتے ہوئے بہت پرجوش تھا کہ کنسٹرکشن کے ہوالے سے جدید ٹیکنالوجیز اور مٹیریل دیکھنے کو ملے گا اور بطور پاکستانی اس بات کا بھی احساس تھا کہ پاکستان اس وقت ہوم لس لوگوں میں دنیا میں دوسرے نمبر پر ہے تو ارباب اختیار سے توقع تھی کہ اس بات کے لئے انہوں نے بھی سٹال لگائے ہونگے کہ لوگوں کو اپنا گھر ملے اور اپنا گھر کا خواب پورا ہو ۔۔ اکسپو پہنچے تو ہر طرف مختلف پرائیویٹ ہاؤسنگ سوساٹیز کے ایجنٹ نے ہم پر حملہ بول دیا اور ایک منچلے نے تو اپنی کولیگ کو کہا جاؤ جاؤ پکڑو انکو ۔۔ہم حیران پریشان اور ہر ایک کو ہمارا فون نمبر چاہیے تھا کہ کل کو ہم کو اپنے پروجیکٹس کے میسجز کرکے پریشان کریں ویسے ہم تو عادی تھے ایسی پریشانیوں کے پر دل میں خیال آیا کہ ایک پریشان پاکستانی جو مالک مکان کی دھمکیوں سے پریشان ہے اور مرنے سے پہلے اسکی خواہش ہے کہ اپنے بچوں کو اپنا گھر دے سکے وہ یہاں آکر مزید پریشان ہوگا یا پھر اسکی پریشانی کم ہوگی۔۔ خیر گیٹ پر پہنچھے تو اندر جانے کی اجازت بھی موبائل نمبر سے مشروط تھی بھائی اگر اتنا ہی موبائل نمبر کی پیاس ہے تو پہلے بتا دیتے ہم ماتھے پر لکھ کر آجاتے خیر خدا خدا کرکے اندر گئے تو اندر تو حیران رہ گئے کہ غلطی سے کسی ڈسکو میں تو نہیں آگئے ہر طرف فل والیوم میں کسی انجان زبانوں میں میوزک بجھ رہا تھا مانہ ہم بھی تھوڑا بہت میوزک کے شوقین ہیں لیکن یہاں تو ایک طوفان بد تمیزی برپا تھا اور میوزک کو میوزک کہنا بھی میوزک کے لئے باعث شرمندگی تھا وہ تو ایک بے ہنگم شور تھا جس سے کان پڑی آواز سنائی نہیں دے رہی تھی شاید سارے ڈیولپرز کا مقصد ہی یہی تھا کہ نہ خود کام کرینگے نہ کسی کو کرنے دینگے ۔۔ خیر ہم اس شور و غل میں اپنے اور اپنے ان کلائنٹس کے لئے جن کا بجٹ کم ہے اور اپنا گھر کا خواب دیکھ رہے ہیں تو نکل پڑے ایک ایک ڈیولپر کی خاک چاننے ۔۔لیکن جب پتا کرنا شروع کیا تو وہی ڈاک کے تین پات زیادہ تر ڈیولپرز وہی فائلز بیچنے کے چکر میں تھے ارے بھائی پچھلے 7،8 سال سے تھوک کے حساب سے آپ نے فائلز سیل کردی اور ما شاء اللہ کچھ نے پلاٹس ڈیلیور بھی کردئیے لیکن ایک عام پاکستانی کو چھت چاہیے اسکے لئے تو کچھ کریں بہت ہوگیا زرعی رقبوں کو ساسئٹیز میں کنورٹ کرنا اب بس بھی کرو اور آگے بڑھو جتنا کما لیا ابھ اسکو آباد بھی کرو کنسٹرکشن معیشت کی ریڑھ کی ہڈی ہوتی ہے ایک کنسٹرکشن پروجیکٹ سے کم از کم 100 صنعتوں کا پہیہ چلتا ہے اور ہزاروں روزگار کے مواقعہ پیدا ہوتے ہیں لیکن نہیں یہ ابھی تک فائلز لے لو والے چکر میں ہیں خیر کچھ ڈیولپرز نے اپنے کنسٹرکشن اور ہاوسنگ پروجکٹس کے سٹال لگائے تھے ایک تو وہ آٹے میں نمک کے برابر تھے دوسرا قیمت تیسرے آسمان سے باتیں کر رہی تھی اور پچاس لاکھ ایڈوانس اور دو سال کی انسٹالمنٹس پر ماہانہ 10 لاکھ روپے قسط ۔۔اب میں سوچ رہا تھا کہ یہ انسٹالمنٹ کونسا میرا کلائنٹ یا غریب پاکستانی دے سکتا ہے تو جواب ندارد ۔۔ خیر ڈیویلپرز کی نان سیریس اپروچ پر مٹی پاؤ کرتا ہوا سوچا کہ چلو کنسٹرکشن ایکسپو ہے تو غریب کے لئے نئے نئے ڈیزائن کے تیشی کرنڈی ہوگی کہ وہ اپنا گھر خود ہی آرام آرام سے بنائے لیکن مجال ہے کے کنسٹرکشن کے حوالے سے کوئی چیز ہوتی اور تو اور کوئی آیڈیا بھی نہیں ڈسکس ہو رہا تھا کہ پاکستان کو درپیش مسائل میں سے کرا یہ پر رہنے والے لوگوں کو گھروں کی فراہمی کے لئے کن اقدامات کو اٹھانے کی ضرورت ہے خیر آخر کا تھک ہار کر ہم نے اللہ سے ہی مدد مانگی کہ اللہ ہی ہمارے صاحب اقتدار لوگوں کے دلوں کو بدل دے تاکہ ہماری معیشت بہتر ہو روزگار کے مواقع ملے اور سب سے بڑھ کر لوگوں کو اپنا گھر ملے۔۔۔میرے پاس آسان ترین شرائط پر گھر کے لئے ہاوس فنانسنگ پاکستان کے اچھے ادارے سے کرانے کا آپشن موجود ہے آپ مجھ سے رابط کر سکتے ہیں ۔۔

In our Pakistani market, if you have to buy "Ready" property, you must have full Cash payment. In installments, the property either at very initial phase or under construction.

Just had online meeting with Housing Mortgage Research Team. Hopefully a new product will be launched soon which will offer housing mortgage to public for a longer period of 10-20 years. People will own their home at very minimum installments like monthly rent. In case of loss of life ( owner) insurance company will pay remaining installments and family will live in that home for life.
