As we had predicted earlier, it happened exactly the same way. REG News had estimated that the Kokapet auction would fetch between ₹125 crore and ₹150 crore per acre — and that prediction came true. In the Kokapet Neopolis auction for two plots, Plot 18 received a price of ₹137.25 crore per acre. MSN Urban Ventures acquired a total of 5.31 acres for approximately ₹728.8 crore. Similarly, Plot 17 was purchased by Vajra Housing Projects at a price of ₹136.50 crore per acre. Through these two auctions, the Telangana government earned a total revenue of ₹1,356 crore.
In the auction held during the BRS regime, Kokapet had fetched ₹100 crore per acre, which shocked everyone at that time. That price had a major impact on the entire West Hyderabad real estate market. Now, with the price touching ₹137.25 crore per acre, some middlemen, agents, realtors, and builders may start competing and artificially increasing the rates of their lands, plots, flats, and villas. If that happens again, the story will return to the starting point. Just because the Kokapet auction fetched a high price does not mean the entire market will behave the same way. If people avoid artificially inflating prices and show patience, the market has the potential to get back on a growth track within the next three to six months.
