Choosing an option between Amortization of 25 years and 30 years requires understanding of the situation and the ultimate reality. Longer Amortization reduces the monthly payments. But how much and at what expense?

Let’s say, the case of a Mortgage Amount of $400k at an average interest rate of 5%. In 25 years of amortization, monthly payment will be $2,326 whereas it will be $2,135 in case of 30 years of Amortization. The difference is $191/month. That means, stretching the mortgage for 5 additional years gives a borrower a respite of approximately $191/month, a reduction in monthly payments of 8%, or $2,292/ year.

Stretching Amortization has a downside as well. There is a huge cost to this five-year amortization extension. In the case of our example, reducing monthly mortgage payments will ultimately result in an additional interest bill of $70,589. Indeed, at the end of the 30 years, the $400,000 property will have cost the astronomical sum of $368,515 in interest charges, compared to $297,926 in interest charges if the loan had been amortized over 25 years.

Longer Amortization, however, is a good idea for revenue properties because of the cashflow. But single unit holders living in it should consider well before going for it.
