Dubai will see a shortage of villas and townhouses in the next three years as most new property launches are focused on residential towers, according to real estate industry executives.

Safura Abasniya, CEO, Aston Pearl Real Estate Broker, said there have been a number of new property launches, but only one in 10 are villas and townhouses.

“We have new property launches almost every three days, and 90 per cent are apartments. In three years from now on, Dubai will face a massive shortage of villas and townhouses and there will be strong demand for them", Abasniya added.

“[With] the number of expats coming to Dubai and migrating their businesses here, I’m very positive that there could be undersupply, but not oversupply,” she said during a panel discussion at the Cityscape Dubai 2022, which will conclude on Wednesday.

The villas and townhouses market in the emirate suffered from 2015 to 2019, but demand has been exceptionally strong in the past two years, driven by the change in the lifestyle of residents after the outbreak of the pandemic, along with the migration of high net-worth individuals into the country.

In fact, demand and prices for villas and townhouses has been growing faster than the apartment segment in the past two years.

𝗪𝗶𝗹𝗹 𝘁𝗵𝗲 𝘁𝗮𝘅 𝗮𝗽𝗽𝗹𝘆 𝘁𝗼 𝗽𝗲𝗿𝘀𝗼𝗻𝗮𝗹 𝗶𝗻𝗰𝗼𝗺𝗲?
No corporate tax will apply on personal income from employment, real estate and other investments, or on any other income earned by individuals that does not arise from a business or other form of commercial activity licensed or permitted to be undertaken in the UAE, according to WAM.

India on Monday announced that it was scrapping the Covid-19 self-declaration forms through its Air Suvidha portal. This came as a relief to frequent travellers.

Anand BSN, a businessman based in South India, often travels to Dubai. There were times when he had forgotten to apply for Air Suvidha and had reached his destination. “Air Suvidha is not mandatory to travel to other countries, and it slipped away a couple of times. I had to fill out the form at the arrival of Indian Airports to apply for one,” said Anand.

“I remembered only when I noticed the queue just before arriving at the immigration,” added Raja.

Previously, it was mandatory for international passengers arriving in India to fill an Air Suvidha form. Following revised guidelines for international arrivals issued by India’s Ministry of Health & Family Welfare, the Civil Aviation Ministry issued a notice making the registration no longer necessary.

The circular said, “The present guidelines are being revised in light of sustained declining Covid-19 trajectory and significant advances being made in Covid-19 vaccination coverage both globally as well as in India.”

Sheikh Mohamed expressed his best wishes to Sheikh Tamim and emphasized Emirates' support for Doha in hosting a successful tournament

The UAE President, His Highness Sheikh Mohamed bin Zayed Al Nahyan, today congratulated the Emir of Qatar, His Highness Sheikh Tamim bin Hamad Al-Thani, and the people of Qatar on the start of the 2022 World Cup.

During a telephone conversation between the two leaders, Sheikh Mohamed expressed his best wishes to Sheikh Tamim and emphasized the UAE's support for Qatar in hosting a successful tournament, which represents a great achievement for the State of Qatar and the Arab world.

Sheikh Tamim extended his thanks and appreciation to UAE President and wished him good health and further progress and prosperity for the UAE.

Cheer in Dubai, cheer safely: This is the message from the Dubai Police to football fans who have flocked to the Emirate from around the world. Dubai is serving as a gateway for World Cup fans travelling to Doha, while also being home to several fan zones that will stream the matches live.

The police have urged football fans to respect local laws as they cheer for their favourite teams for the Fifa World Cup 2022.

“Dubai welcomes you during the World Cup. Enjoy our city of tolerance and openness, and take part in our thriving international community,” the police tweeted on Saturday.

“Please adhere to the public guidelines and morals and follow the instructions,” the police say in the guide, as they issued the rules that must be followed:

>> Respect the privacy of others while taking photographs.

>> Please preserve public property.

>> For the sake of your safety, smoke flares are not allowed.

>> Do not possess or drink alcohol in public areas.

>> Remember that you are in a nation of tolerance. As such, you must respect the State's culture where the contempt of religions and all kinds of discrimination and political disputes are prohibited.

>> Do not celebrate in places not designated for this purpose in order to not disturb others.

>> Show good sportsmanship and stay away from sports fanaticism.

>> It is prohibited to use or circulate narcotics.

>> Avoid unlicensed massage parlours and suspicious advertisements.

>> Avoid showing affection in public areas

>> If you wish to organise recreational activities, please refer to the competent authorities for necessary permits and approvals.

The UAE Ministry of Health and Prevention on Thursday reported 233 cases of the Covid-19 coronavirus, along with 219 recoveries and no deaths.

Healthcare facilities in the UAE are witnessing a surge in paediatric patient footfall as flu cases are increasing with the onset of winter months. Doctors advise parents not to send their unwell wards to school as flu is highly contagious.

They also urge parents to get their kids administered with the influenza shot as people are looking forward to travelling with school-age children during the upcoming holidays. The flu vaccine could be a precautionary measure to avoid severity, frequency and complications later, according to the doctors.

Dr Meenakshi Sesama, specialist paediatrician, Aster Clinic, Barsha said: “With the onset of the winter season, hospitals and clinics are seeing a huge influx of children with fever, cough, cold, body ache, loose motion, vomiting, and breathing complaints. Flu and RSV infections are on the rise.

Also, the Covid-19 restrictions have been relaxed to a great extent. Travellers who want to reduce the risk of influenza should consider vaccination, preferably at least two weeks before departure.”

The Umm Al Quwain Police have announced a 50 per cent discount on traffic fines. The reduction is applicable from December 1, 2022, till January 6, 2023.

Offences committed before October 31 are covered under the fine cut. However, serious traffic violations are not included, the emirate's media office said on Saturday.

Umm Al Quwain is the second emirate to have announced a discount on traffic fines this month. Earlier, the Ajman Police said a 50 per cent discount is applicable on penalties from November 21, 2022, till January 6, 2023.

Maj-Gen Sheikh Sultan bin Abdullah Al Nuaimi, Commander-in-Chief of the Ajman Police, had said the reduction applies to all traffic violations committed before November 11.
