1, Passive Appreciation means the property goes up in value without your help.
Always look to buy a property in an area that is historically have a better than average growth.

2, Active Appreciation. You are familiar with this but you might not be aware. Active appreciation comes about when a property goes up in value by fixing it up or renovations.
example: - building a garage or carport
- Landscape
- Maintenance
- painting walls and roof, etc
