🎥 Buying Condos as Investments: A Before & After Journey
Rachael and I recently bought 3 out of 4 condos in a small complex, giving us control of the HOA. It’s been an exciting project with lots of lessons learned.
Here’s the cool part: buying condos offers flexibility such as:
1️⃣ Purchase the last condo in the complex, dissolve the HOA, and sell as a 4-unit apartment building.
2️⃣ Sell each condo individually for a profit.
3️⃣ Keep them as rentals and earn cash flow.
In this case, 2 of the condos were already occupied. We renovated the vacant one and rented it out—check out the before-and-after photos!
Why consider condos for investing?
✅ Tenants often pay water/sewer.
✅Higher rental rates.
✅HOA handles landscaping and maintenance.
Things to watch out for:
❌ Unexpected HOA assessments.
❌ HOA fees can increase over time.
Every investment has its pros and cons, but condos can be a great option if you have a plan.

💰 Seller Finance is a great way for buyers to get creative when purchasing real estate!
Here’s the basic structure of any seller finance deal:
- Sale Price: The total amount the property is sold for. This is the price the buyer and seller agree on.
- Down Payment: The upfront money you put down on the property. It’s usually a percentage of the sale price and shows you're serious!
- Interest: The cost of borrowing money. Think of it as the fee you pay to the seller for allowing you to finance through them.
- Amortization: The schedule that shows how payments are applied to both interest and the loan balance over time. It’s how your loan gets paid down! A standard loan is amortized over 30 years.
- Balloon Note: A loan where the remaining balance is due in one big payment at the end. Think of it as a ‘catch-up’ payment after making smaller ones for a few years.
- Loan Balance: What you still owe after making payments. As you pay more, this balance goes down. This can get paid off via refinancing or cash.
The best part? All of these terms are negotiable! 📝
