Back to school time has come upon us a little too quickly (and not fast enough at the same time) this year!

I realized today that I only had TWO days before school starts for my kids.. How did we get here?
Am I sick of them fighting all day, every day this summer? Yes. Am I tired of them eating me out of the house? Also yes. Am I tired of hearing, "I'm bored!" knowing full well they have a million things they could do? Of course! But am I ready for Back to school? Absolutely NOT!

Today I realized I hadn't quite finished reviewing the online school forms, hadn't gotten schedules together to navigate the craziness to come, I hadn't figured out dinner and lunch menus yet, my house isn't clean enough yet. The list could go on. On the plus side, we have gone back to school clothes and supply shopping because what pre-teen and teenage girl would let their mother forget that?!

I say all that because I know I'm not the only one in my situation. Back to school time is crazy for parents! I came across a survey from Life360 earlier today and thought I would share the results along with my story.

57% said they feel like fitting in all their activities is a challenge
54% struggle to keep track of every detail of their family's schedule
68% of parents feel burdened by the number of tasks they need to complete
76% say they check the children's schedules multiple times a day to make sure everyone is on the same page

Starting today, many changes are happening in the real estate world! If you are thinking about buying or selling a home, this post is vitally important! It is a bit long but very informative to those planning to do so. Please read in order to better understand the REQUIRED changes that WILL effect all of us.

Beginning August 17th any REALTOR WILL NOT be legally permitted to show you a home unless you have a signed Buyer Representation Agreement with them. (Unless you request a showing through the listing agent - although this will likely require a signature as well).

✅ JUST SHOW ME THE HOUSE!!
Usually it’s not a problem and we can zip over, show it to you and be done, however, starting August 17th NO REALTOR will be able to unlock a door for you without you first signing that agreement .This will be non negotiable for any person with a Realtor designation.

✅ Wait…WHAT DO I HAVE TO SIGN??
The agreement between buyer and Realtor is a Buyers Representation Agreement, the contract between you and that realtor saying you will be using them to buy a home and breaking down the roles, duties and responsibilities owed to you by your agent etc. This form also spells out what broker commission are to be paid by you and/or the seller. Whatever commission is on this agreement is the MAXIMUM commission your broker/agent can receive out of the transaction.

✅ I HAVE TO PAY COMMISSION?
Well yes…but actually maybe no.
With the new NAR ruling going into effect advertising cooperating broker and buyer broker commissions will now be BANNED on the MLS.
So, now when your agent shows a home they may likely not have any idea if they are going to get paid from the transaction. Commissions are always negotiable of course, and there are a number of ways your agent can get paid. By the seller either in the form of direct compensation to Buyer brokerage or as a form of concession/credit to buyer. In some cases the buyer will be paying the commission for their agent out of pocket and this will be spelled out in the buyers representation agreement.

✅ HIRE A PROFESSIONAL AGENT
Picking the agent you want to use to help you buy a home is an important decision and not one that should be forced upon you just to see a home.
The good news is that we get to decide when it expires, so although you may have to sign one, if you’re not ready yet to fully commit to a Realtor, you can always request an agreement that expires in a day, a week, a month, or what is agreed upon.
As the 8/17 date is quickly approaching a lot of changes will happen behind-the-scenes. This new rule with a buyer representation agreement is just one facet of the NAR ruling which will change the landscape of how real estate is sold in the United States.

✅ ALIGNMENT & COMMUNICATION
Now, more so than ever, aligning yourself and your family with a professional realtor will be vitally important for the success of your home purchase. These rulings will likely change the landscape of our agent community and many agents will find themselves out of work.

Good on you Nate! It’s nice to see a positive story being featured. All too often these officers are out doing things like this in the shadows and you never hear about it, you only hear the negative. I’m glad one of these many stories is finally garnering the attention it deserves! Your officers are out there every day working hard for their communities! Sometimes even off the clock!

We closed on this home in Lakengren around 3 weeks ago now and MAN was this one a doozie! My client was moving from out of state but they knew they had to have this home!
I do not prefer to work with banks as lenders. Obviously the choice is 100% up to my client and this one chose to go with a bank..
Long story short, we almost lost this house multiple times due to the bank and everyone was stressed to the max! I won't go into the boring details but the bank sure did drop the ball on this one! We somehow managed to pull this off with only having to move closing back 2 business days!
I am so thankful for an awesome agent on the other end and she worked as hard as I did trying to keep everyone calm (except us 🙃) during the craziness.
Also a huge shout out to Calum Banks as I got a hold of him in the dying hours, reaching at straws trying to save my clients house. He was on it right away and more than willing to quickly help us out of our bind! He was ready to jump on this and get it closed freaky fast! (Funny how that can happen when the other lender had had the file for about 40 days at this point!) Thankfully we were able to put enough pressure on the bank and didn't need him, but it's always nice to have a lender that's there, ready, and always willing!
When buying, do yourself a favor and look into all your options first!

Today's is Kierston's Coffeestop! Kierston's is a family owned coffee shop located at 12 S Main St in West Alexandria. They have daily lunch specials and the BEST Buckeye Fraps! This is definitely my go to coffee when I'm in the mood for something other than regular black coffee! (Yes, that is actually what I'm drinking here.)
They are currently closed until January 2nd which gives you time to plan your visit! Normal business hours are Monday-Friday 7:00am-3pm and Saturdays from 9am-2pm!
They also have a food truck that you may randomly see around. If you do, I highly advise checking them out!
