Here's why you can't trust online valuation tools... Our own home ranges from $486,403 on Realtor.com to $626,200 on Zillow. That's a swing of $139,797, who's right? Neither. Realistically it should be $535,000-$555,000. This is a fairly cooky cutter neighborhood with lots of data and comparable sales that should be about as easy as it comes for one of these online tools to value, and they are still 50k - 70k off. Also, for some reason Redfin thinks our home sold in 2020, when we bought it in 2012. The bottom line, there's lots of misinformation out there. 3 more closed yesterday (5 total for the week) and 1 under contract today! ...but now we are out of listings and buyer activity is slower this time of year. Last November when it slowed down we started planning 3rd Space Garages, the year before we bought a duplex in need of remodel. Help prevent us from getting bored and taking on more projects. RATE DROP - The Fed announced today that they would drop the Federal Funds Rate 1/2%. While this won't directly correlate to mortgage rates, it is good news for prospective buyers. The mortgage markets already had a rate drop priced in due to the expectation that the fed would reduce rates. However, from what I've read projections were torn between 1/4% and a 1/2% drop. This being better than the average of the projections, should slightly improve mortgage rates.

I think the Fed will need to be cautious to not lower rates too quickly or they could fuel the fire in the housing market and drive prices up further.
