🗣 IMPORTANT information to get your affairs in order‼️

💰Make sure all bank accounts have direct beneficiaries. The beneficiary need only go to the bank with your death certificate and an ID of their own.

🏡 TOD = Transfer On Death deed if you own a home. Completing this document and filing it with your county saves your heirs THOUSANDS. This document allows you to transfer ownership of your home to your designee. All they need to do is take their ID and your death certificate to the county building and the deed is signed over. Doing this will avoid the home having to go through probate.

👨‍👩‍👧‍👦Living Will: Allows one to put in writing exactly what you want done in the event you cannot speak for yourself when it comes to healthcare decisions as well as other final decisions.

👩🏽‍⚖️Durable Power of Attorney: Allows one to designate a person to make legal decisions if you are no longer competent to do so.

🏥Power of Attorney for Healthcare: This document allows one to designate someone to make healthcare decisions for them.

🛍Last Will and Testament: Designates to whom personal belongings will go to.

🪦Funeral Planning Declaration: Allows one to say exactly one’s wishes as far as disposition of the body and the services.

If the above documents are done, you can AVOID probate.

If all the above is not done, you have to open an estate account at the bank. All money that doesn’t have direct beneficiaries goes into this account. You have to have an attorney to open the estate account. The attorney also has to publicize your passing in the newspaper or post publication at the county courthouse, to allow anyone to make a claim on your property. - It’s a complete PAIN.

📚 💳Make a list of all banks and account numbers, all investment institutions with account numbers, lists of credit cards, utility accounts, etc. Leave clear instructions as to how and when these things are paid.

Make sure heirs know where life insurance policies are located. 📂

📝Make 100% sure SOMEONE knows your Apple ID, bank ID account logins and passwords!

🚗 Make sure you have titles for all vehicles, campers, etc!

Set up a TRUST for intended beneficiaries, especially those that are too young, and appoint a trustee of said trust.

MOST IMPORTANTLY!!!! - Talk with those closest to you and make all your wishes KNOWN. Talk to those whom you’ve designated, as well as those close to you whom you did not designate. - Do this to explain why your decisions were made and to avoid any lingering questions or hurt feelings.

If your current interest rate on your FHA mortgage is greater than 6% and you would like to save on your monthly payment, give me a call to discuss how much you can possibly save every month with a FHA Streamline Refinance (Rate-n-Term).

You do not have to refinance with your current lender/servicer as other lenders may have better rates than your current lender/servicer.

The process is much easier the the purchase process since you are already in the home and less documentation is needed.

Some benefits of a streamline refinance include:
* No appraisal: There's usually no need for a new home appraisal, which can save time and money
* Less paperwork: Borrowers may need to provide less credit documentation and income verification
* Faster closings: The process can be quicker than a standard refinance
* Better rates: Borrowers may be able to get a better interest rate
* Lower payments: Borrowers may be able to lower their monthly payments

However, there are some restrictions and considerations to keep in mind:
****The mortgage must be current and not delinquent****
* Credit will still need to meet the qualifications of the lender
* Borrowers may not be able to take out cash.
* Borrowers may need to pay another upfront mortgage insurance premium and continue to pay annual mortgage insurance.
* Refinancing may result in higher total finance charges over the life of the loan.
* The clock resets on mortgage insurance premiums, so if the borrower originally put down 10% or more, they may need to pay premiums for 11 years instead of the life of the loan.

I can't stress this enough for potential buyers to WAIT to purchase a car or any other big purchases until AFTER you purchase a home.

Why? Because if your debts (including the potential mortgage payment) are more than 43% of your monthly income, you just crushed your buying power in half!! You can't afford to do that in this market because you may not find anything decent in the price range that you get pre-approved for.

I LOVE what I do! When you treat people right and they keep the referrals coming in return says A LOT!

Quick story:
I recently received a text from a client that I have closed difficult deals with in the past saying that he has a cousin that needs my help with a situation that he was having with his current lender. The builder's "preferred lender" dropped the ball 5 days BEFORE closing!! 👀🤦🏾‍♀️... Borrower is in panic mode trying to save the deal and close on his home.

**Preferred lender's first mistake: Lender should have FULLY vetted both borrowers from the beginning PRIOR to giving out the pre-approval letter allowing the buyer to get under contract and pay thousands in Earnest Money.🤬**

Borrower is also Self-Employed and needed to flip the conventional loan to a bank statement loan since co-borrower DID NOT qualify. Current lender was not able to do this as they can only do 'traditional mortgages'. This is not an issue for a Broker since we have a plethora of loan options available and I close non-traditional mortgages all the time!

I picked up the ball 🏀and I am now working his deal, geared to close ASAP while beating the other lender's interest rate and closing costs saving my client money OFF TOP!
