If you're a real estate professional, you understand the benefits of having an active online presence and how that can potentially impact your business success.
Even with that knowledge, maintaining a steady flow of engaging and interesting posts on social media is difficult, to say the least.
To get your creative brain going, we have put together 5 tips specifically for real estate professionals and brokerages to use to increase engagements and reach.
1. Add captions and/or voiceovers to make your Reels more accessible and engaging. Feature active listings and include you talking to the camera is at least 1-2 shots to encourage others to associate you with your brand and that listing.
2. Use Polls & Questions in Instagram Stories to Spark Conversations. From the results you receive from the polls or questions, speak to the answers you receive. For example, ask your followers, “Which kitchen style do you love more?” or “What’s your dream home feature?" Once you receive those answers, share the results to keep the conversation going and encourage more interactions.
3. Create Carousel Posts to Highlight Home Features.
Carousel posts on Instagram and Facebook are perfect for showcasing multiple photos of a listing. Create a story-like flow by highlighting different features of a property in each slide—think “Spacious Backyard,” “Modern Kitchen,” “Cozy Living Room.” Use engaging captions and a clear call-to-action, like “Swipe to see more” or “Schedule a viewing today!” Carousels can boost engagement rates as users spend more time interacting with your post.
Use location tags and you can also pair the carousel with music and test how that effects the performance of the post.
4. Run Localized Ad Campaigns.
Highlight unique aspects of your listings in the ad copy, like “Stunning 4-bedroom home in Tyler, TX” or “Build your dream home on a private lot.” This can drive more qualified leads to your listings.
5. Post 'Behind the Scenes' Content to Build Authenticity.
People love to see the process behind the polished photos! Share behind-the-scenes content, whether it's a sneak peek of a home staging, prepping for a photoshoot, or even your day-to-day as a realtor. Use Instagram Stories or Facebook Stories for real-time updates. This type of content humanizes your brand, making you more relatable and trustworthy to potential clients.
