Buying is not worth it IF…
1️⃣You don’t have a plan to keep the house for 3-5 years
Both buying AND selling a home involve closing costs so you might lose money if you sell too soon.
PLUS, the less time you own the home, the less time it has to increase in value, and the more you’re at risk for market fluctuations.
2️⃣You don’t have the budget to pay for maintenance and repairs
You need to estimate 1% of the home’s value in maintenance and repairs.
So if you’re buying a $400,000 home, make sure you can afford $4,000 in maintenance or an extra $333 per month.
3️⃣If you don’t have a partner you’re READY to combine finances with, you’re not ready to buy a house (unless you’re purchasing solo).
The process of buying a house and getting approved for a mortgage is the same regardless of whether you’re married for not -

You could save money by looking *before* other buyers start, around December-January.
2️⃣Instead of looking at NEW listings, look for homes that have been on the market for 30+ days.
If a home just hit the market, you’re likely to be paying OVER the asking price.
But if it’s been sitting for a while, the sellers are likely to negotiate on price & closing costs!
3️⃣INSTEAD OF using your checking or regular savings account for your house fund…
open a high-yield savings account!
You'll earn between 4-5% right now, they’re NO RISK, & you can withdraw your $ when you need it!

4️⃣Instead of paying off your credit card on the due date…
