This is the second flood in this neighborhood hood, same plumber using his old 1 in PEX crimper.

The little dial on the side of the crimper that has 0-9 on it, take the clip out and rotate one interval, use go-nogo gauge to make sure it crimps properly.

Mechanical code also requires minimum 12” from top of water heater before the vent can go horizontal, which is any angle under 45 degrees from vertical.

Changing your anode rod in your water heater is something that goes over looked until it’s completely gone like this one!

An anode rod is a softer, sacrificial metal, that the water corrodes before any significant corrosion happens to the water heater tank. It protects the tank.

Some areas, the water will eat through anode rods in as little as one to two years, in my area they pretty easily last 10 years.

You can make a water heater last 20 years if you always have a good anode in the tank and you manage the scale build up in the tank.
