Traditionally, agents are taught to cold call and send mailers to find clients. Although traditional, Tony Acosta with 1 Percent Lists Wasatch Front didn’t want to take that path as it didn’t feel right to him.

Alan Matheson is the executive director of the Point of the Mountain Authority. Alan’s responsibilities include overseeing over 600 acres of the Draper Prison build at The Point.

Last year, the board identified principles to guide the process of building and promoting The Point. Promoting public interest is at the top of their list. "This is state land that is owned by all the people in the state. We need to make sure that we are doing things that benefit people's lives in this state.

Secondly, they want this project to be a model development that shows new sustainable ways of building, and that can be a prototype to guide future developments in the state of Utah. Third, they want to think regionally to see how this project fits in the piece of a broader puzzle. Next, the board considers the long-term impact of the project. "Rather than build this fast, we want to take the time to build it right. We need time to do that." https://utahrealestatepodcast.com/alan-matheson-draper-prison-relocation-development/

While owning a home may be relatively common in some segments of society, not all populations are familiar with the concept, explained Maria Garciaz, CEO of NeighborWorks Salt Lake — a nonprofit organization helping to create homeownership opportunities for low income and minority communities.

“Our focus is really about education and helping families understand how important homeownership is in building their wealth that will be a legacy for families, and the responsibility of having a mortgage,” she said. https://www.deseret.com/utah/2021/4/5/22271345/what-can-be-done-to-close-the-black-homeownership-gap

In Utah, the gap for the Black community remains significant when it comes to overall homeownership rates — mirroring the rest of the nation. However, during the coronavirus pandemic, African American homebuyers joined a rush of Utahns looking for their piece of the American dream.

Soleil Lofts, an apartment development in Herriman, has equipped every apartment in the 600-unit complex with a new ecoLinx battery made by the German company Sonnen. Charged via rooftop solar panels, these cells, roughly the size of a water heater, collectively form what’s called a virtual power plant. The system not only provides 12.6 megawatt-hours of backup power for the building, it also makes better use of the renewable power generated on site. https://www.sltrib.com/news/2021/03/03/herriman-apartment/

The Soleil Lofts in Herriman arrive at the intersection of several trends: transition toward cleaner, renewable power; the rapidly shrinking cost for batteries and energy storage; and a push by developers to reduce their environmental footprint.

Title Tip for Realtors

Introduce your Escrow Officer as part of your team and tell your clients that she/he will be in contact with them to obtain important information needed to be ready for closing. We then, are able to make a quick, friendly contact with them to obtain socials, mortgage payoff and HOA information and gather any documents such as Trust, LLC Articles or death certificates. It puts them at ease knowing that we are on your team and they can feel safe releasing that information to us. Once we have gathered that from the seller we are able to make the deal happen much more smoothly, making everyone involved happier.

Sales of single-family houses, condominiums, town homes and duplexes in Salt Lake County topped 19,125 last year, up from 18,125 in 2019. That 2020 volume beats the region’s previous sales high of 18,907 set in 2005, when a U.S. housing bubble was building.

Home sales along northern Utah's Wasatch Front broke all previous records in 2020 as rock-bottom interest rates, working from home, in-migration and new pandemic-driven tastes for more space and suburban areas triggered an unprecedented buying spree.
