Two most important financial health factors lenders consider when determining if they will lend you money to buy a home!

What’s Your DTI & Why It Matters?

Your Debt-to-Income (DTI) ratio helps lenders decide if you qualify for a home loan.

How to Calculate It:
1️⃣ Add up monthly debt payments (loans, credit cards, etc.).
2️⃣ Divide by your gross monthly income.
3️⃣ Multiply by 100.

Example:

$2,000 debt ÷ $6,000 income = 33% DTI

✅ Under 36% = Good
⚠️ 36-43% = Possible approval
❌ Over 43% = Risky
