ATTENTION: Harvest Hills Condo Association
IMPORTANT NOTICE from Associa Chicagoland
Dear Harvest Hills Owners,
The Board wants to ensure that you are aware of the projects that will be taking place this Spring and Summer.
Here are the key details:
1. Power Washing
o Complex Painting Company
o Tentative Start Date: Late April 2024
o Scope: Power wash the whole building siding and wood. They will not power wash your deck.
2. Wood Replacement
o Genesis Construction
o Tentative Start Date: Mid-May 2024.
o Scope: Genesis Construction has inspected our community for any wood that needs to be replaced. All homeowners must remove anything hanging, attached, to the wood trim that is going to be replaced. Genesis will be marking these areas.
3. Painting
o Complex Painting
o Tentative Start Date: May-June 2024.
o Enforcement: If homeowners neglect to remove items, the contractor will take necessary action.
o Disclaimer: Complex Painting Co will not be held responsible for any loss or damage resulting from non-compliance.
o Painting wood trim, shutters and not garage doors or front doors.
o Specifics: Remove nails, screws, and hooks since rollers will be used to paint all surfaces by May 1, 2024.
4. Sealcoating
o Dubois Paving
o Tentative date is late May โ early June.
o We will post notices on Townsquare letting you know when your driveway will be seal coated.
5. We will not be mulching the community this year.
6. Decks
o Maintenance, Staining and Repairing are homeowner responsibility.
o Homeowners will have until the August 31, 2024, to repair and or stain their decks.
o You will need to go to Sherwin Williams for the stain color they have our color on file.
7. Spring-walk
o The Board, our Landscaping company and Tree Maintenance company will be conducting aa Spring walk late April. We will be looking at trees, turf repair and bushes alike. Should you have a request please post it to Townsquare.
8. Violations
o Moving Vans and Trucks: We have seen several moving vehicles on the driveway. Please not that this is not allowed as our driveways are not built to sustain that kind of weight.
o Pet Waste: Please clean up after your pets, we are going to have company over. The workmen power washing, wood replacing, painting and seal coating. When you donโt pick-up after your pet it attract rodents to your area.
o Landscaping in the past few seasons people have been pushing the limit as to what can be done to the outside area. Anything done to the outside area needs an Architectural Review Form to be approved by the Board, unless you are planting annual plants. Below is a list of approved plants per our Landscaping Company.

9. Cameras
o You able to install cameras in the wood trim. They must be pointed only onto your limited common element like porched, driveways, decks, and patios and NOT to the common area.
10. Parking
o Please be considerate and try not to park in front of the mailbox.
o The mail carrier will NOT deliver mail if you park in front of the mailbox. Some people receive medication via mail or other important items.
11. Utility lines
o Cable lines are homeowner responsibility to get them buried. They need to be buried at least 6 inches below the ground. Note that the landscaper is not responsible if they are cut when edging. Any concerns please call your cable company or the City of St. Charles.
12. Window Screens are homeowner responsibility.
o Please repair torn or ripped window screens.
o Weโve had numerous complaints from other homeowners of ripped screens
13. Grass Treatment
o Throughout the season Bur Oak will be treating the grounds with fertilizer and w**d killer we will post the best we can on Townsquare.
o Grub treatment will be in June this has a strong odor we will post the best we can on Townsquare.
