Quick recap of James Vayo’s presentation in the ADU session 1 seminar at the Peterborough Town Library last year, which focused on policies and programs that help incentivize the creation of ADUs:

Affordability:
- Some places have implemented 0% loans to build an ADU.
- Some places have implemented grants to homeowners that help cover the preliminary costs such as permitting and site work.

Pre-Approved Plans
- Plans are created for public use.
- Plans can be created by a municipality, a design professional, or private firm.

Design Initiatives
- Generates awareness and educational opportunities for ADUs in the community.
- Generates high quality designs that are more likely to inspire homeowners to build ADUs.

Obviously, this is quite boiled down, to view the entire session you can find the links in our most recent newsletter. Use link in bio to subscribe.

If you found this quick recap helpful let us know and we can do recaps of the other presenters!

The Affordable Housing Committee, a subcommittee of the EDA, is pleased to announce that the Peterborough Planning Board and Zoning Board of Adjustment have approved the applications for Catholic Charities New Hampshire ("CCNH") to proceed with the redevelopment of two vacant office buildings on Vose Farm Road and the construction of a new one to accommodate a total of 96 affordable rental apartments.

According to their plan:
46 of the units will be 1-bedroom.
50 units will be 2-bedroom.
The property will feature laundry facilities, common/activity space, on-site resident services, and property management offices.
Access to the Contoocook River via natural pathways is also planned for residents and the community to enjoy.
Rent, including utilities, will be calculated at 30% of a household’s annual income. Households with certified incomes of up to 50% and 60% of the area median income, as determined by the New Hampshire Housing Finance Authority, will qualify based on availability.
Based on the type of financing that CCNH is seeking and deed restrictions on the property, these apartments will remain affordable in perpetuity.
Monadnock at Home may relocate their office to this new facility.

CCNH is a non-profit entity that, in furtherance of its charitable mission, has been providing health care, housing, and social services throughout the State of New Hampshire to people of all ages, backgrounds and beliefs for over 75 years. Among other programs, CCNH operates the state-wide food bank and Monadnock at Home, a regional program that helps aging adults in Peterborough and surrounding communities remain healthy, productive, and independent in their homes.

The housing crisis in New Hampshire affects everyone. We collaborated with ConVal students to help inform the community about what workforce housing is. The play was adapted and directed by ConVal student Benjamin Michaud and is based on the comic “What is workforce housing?” created for New Hampshire Housing .

According to 99% of housing scientists, the housing crisis is real. We are setting out to help do our part in tackling the situation. ADUs, or accessory dwelling units, are a second smaller dwelling on a property that has sleeping, cooking and eating space, and a bathroom. They can be either attached or detached.
Peterborough has had ADU regulations in place since 1991, and only 21 ADUs have been built to date. In this virtual tour, Director of Planning & Building Danica Melone, takes us around town to check out some of Peterborough’s ADUs.
How do you feel about ADUs in your neighborhood? What about adding one to your property?
