This is my mental checklist anytime we head into a listing–

🚩 Water marks on the ceiling
🚩 Cracks in the walls or foundation
🚩 Sloping or slanting floors
🚩 Sagging roof
🚩 Cracked sidewalks or driveway
🚩 Single pane windows
🚩 Discolored water
🚩 Outdated wiring
🚩 Signs of mold
It’s always recommended to have a professional inspection done before buying to reveal any hidden problems.

According to a City of Johns Creek council meeting, the first phase will deliver much of the commercial space, as well as the townhomes and 375 multifamily units. The second phase is slated to bring online another 375 units and the remainder of the commercial space.

To grant the needed rezoning, the council imposed certain conditions. Among them was the limitation of multifamily floorplans to studio, one- and two-bedroom floorplans in structures no greater than four stories high.

Located on 43 acres at the intersection of McGinnis Ferry Road and Johns Creek Parkway in Johns Creek, Ga., the mixed-use development neighbors an underway life science facility by Boston Scientific and is within walking distance of a 300,000-square-foot retail center. Downtown Atlanta is roughly 32 miles southwest.

Since its inception in 2006, the City of Johns Creek has gathered a population of more than 84,000 residents as of 2022. Considering its growth, a master-planned, 192-acre development emerged. Medley is part of that master proposal—dubbed Town Center Vision and Plan—which seeks to blend housing and commercial space through new public pathways and parks.

Toro Development Co. and Ascentris secured financing for Medley, a $560 million, mixed-use development in Johns Creek, Ga.

Around this time of year, I get asked if there’s still “enough time” to get a home listed and sold before the end of the year.

Let’s look at the data ⤵

🏠 Inventory levels are still low compared to historical averages and it’s still expected to be a seller’s market.

📉 The recent mortgage rate drop increases buyers’ purchasing power and will likely motivate buyers who’ve been waiting on the sidelines to enter the market.

💰The median home price in the U.S. sits around $430K but economic research suggests that, on average, home prices increase by 5 to 10 percentage points for every 1 percentage point decrease in interest rates.

Of course, local factors will have a big influence on these predictions.

Picture this... It’s me, knocking on your door to come and chat about listing your home.

These meetings are never one-size-fits-all but there are a few elements that I always include

1) Listen and listen good

So often, agents will come in and start rattling off all the things they can do to get your home sold. Instead, I think it’s most important to hear from the seller first - to learn what’s most important to them, to hear about the home, and understand their goals for the sale.

2) Explore the home

With a walkthrough of your home, I begin to understand what you love about it, its unique features, and its selling potential.

3) Market data & suggestions

I’ll take the information shared in our first meeting and get to work on gathering information. I’ll compile market trends and recent sales to provide you the latest information on your home’s value. I’ll also provide suggestions (my pre-listing checklist!) that will help prepare your home for market.

4) The selling game plan

With the above in mind, we’ll develop a strategic marketing plan to highlight your home’s strengths, price it right from the get-go, repair and stage as needed, grab high quality imagery and video, and ultimately attract the right buyers.

5) Your resource and advocate
When we work together, you’ll receive complimentary, easy-to-follow guides, checklists, and resources that will provide valuable insights and answers to questions about the selling process - plus my cell number so I’m always a call or text away.

Oh Arizona, you were oh so good to us. We barely left our beautiful home by bc there was so much it offered that we didn’t need to. From the indoor pickleball, perfect conference room for our event, putt putt, oversized chess board, the stunning kitchen of my dreams, game room, theater, and the pool with a huge lazy river a few of us managed to get “work” done while floating around. This property was the definition of what dream vacations are made of.

Wife, mom of 3 amazing kids, Realtor and lover of all things OTP (Outside the Perimeter). It’s true there are some amazing things inside the perimeter too but I’m amazed at how much our community has evolved over the last 20 years in Roswell, Johns Creek, Alpharetta, Cu***ng, Marietta etc especially. In all fairness Johns Creek isn’t even 20 years old yet but our area is ever evolving and changing while the feeling of local neighborhoods are still going strong. OTP has created all of these communities within their cities that allow residents to no longer have to travel ITP to find great restaurants, festivals, farmers markets, etc. We can have it all within arms reach. Even the new Braves Stadium is located outside of the perimeter..... Just barely but it counts ;-) ! Anyone who knows me will tell you how much I love living in my neighborhood and living on the East side of Roswell. Many of our neighbors say if there was a Kroger and gas station inside we would never leave the compound lol. My goal is to show you why more people are enjoying the OTP lifestyle. I can’t wait to give you ideas on new places to try, events going on and the occasional housing tip here and there (I am a realtor after all).
