Thinking of selling you home? Well, setting the right price from the start is key. While it might be tempting to try shooting high with your price, that can slow down the selling process big time. If your house is priced higher than others similar to it, it may turn away buyers.

“Buyer interest in your home is highest when it first comes on the market. That’s why it’s so important to start with the right price on day one. . . If you overprice your house, buyers may just raise an eyebrow and move on to the next listing without even coming for a showing. . . It can be easy to think your home is worth more but try not to let sentimental value color your judgment. Your home’s true value is whatever a buyer is willing to pay for it.”

I was reading an article about 50+ aged folks trying to decide if they should consider moving and the fears they have. Fears of capital gains tax, fear of deciding whether to leave the bigger house with the equity to their kids, the value of their current house, can they afford to move, what about options for care of themselves later...etc. There are a lot of ways to deal with capital gains, with how and what to leave for your children. I would suggest don't let FEAR make the decision for you. Talk to your financial advisor, tax accountant and a good realtor that will LISTEN to your needs and wants and then make the decision yourself. I have a couple of people I can recommend if you need someone. Don't let the media scare you!
