I apologize for being out of touch for so long. I’m sure i d not have to explain why the last 18+ months has been so difficult. Lots of changes and lots of challenges has made for an interesting tie. The government calling a moratorium on foreclosures and evictions cut off my business at the knees. Probate and Evictions are going strong now but foreclosures are still on life support. I had several life threatening health issues that added to an already difficult time.

Taking everything into consideration, I have revised my mentorship program. I have always touched on relationship pointers along with anything you need to know about using foreclosure, probate or eviction data to invest. I have refined and elaborated on the relationship information with other people adding your relationship to yourself. Everything begins with you.

Does anyone feel the need to read yet another scary COVID-19 warning or statistic? I would like to reach a recording or open a website that does not begin with “Due to COVID-19...BLAH BLAH BLAH”. I’ll spare you. At this point we either get it or we don’t. We fall into the group of those who quarantine, sanitize and mask up or those who don’t. I generally make a point to refrain from discussing religion and politics especially with business associates. Now I have to add a medical crisis to the list of things better left unsaid because what should be a discussion about science is more a political divide. This is all I have to say about that. This year alone, we sold our home of 31 years, became septic from a kidney stone and damn near died, had Covid along with my husband and my dog died.
It’s time to shake all that off and begin again. The moratorium on foreclosure and evictions is still active but in accordance with the Governors amendment, cases are being filed. It’s time to get back to work. More now than ever before homeowners need your help. People who never defaulted before are struggling now. Call me to discuss what you can do to help. It’s a new world with a plethora of new challenges. Together we can make a difference and not just survive but thrive.

I love to speak to customers about the many ways there are to make money in the foreclosure business while helping homeowners at the same time. Thousands of people over the years have been able to walk away from their homes with money in their pockets when they thought they would be left with nothing because the good people in our business find ways to take a negative experience and create a positive outcome.
One of the easiest ways there was to profit from foreclosures without buying, selling, flipping, fixing or doing anything with the property at all was contacting the homeowners after their property went to sale at the foreclosure auction to help them recover surplus funds. If the final bid was more than the amount due to the bank the difference would go to pay the subordinate liens. Any money left over belongs to the homeowner. Investors aware of the overage would act as a surplus trustee. For this service they receive a set fee of 2% when they are named trustee and an additional 10% when they disburse the funds to the owners. 12% may not sound like a lot of money but considering the short turnaround time and very little actual work it was an easy way to make a few thousand dollars with little to no risk. The feel good factor was extremely high as well since the recipients usually had no idea they had any money coming to them. Notice I said was not is. You may not get rich but it was rewarding financially and emotionally. Then came FLORIDA BILL 1361. In short the Bill changed the time for subordinate lien holders to stake their claim from 60 days to one year at which time monies not disbursed by the clerk will be declared unclaimed. The new law made provisions for the owner of record to request an evidentiary hearing to determine if they are entitled to the funds. The question I pose is how would one expect the previous owner to request such a hearing if they have no idea there is such a thing as surplus funds?
Why not just send the money to the rightful recipient? If your car is repossessed and subsequently sold at the auto auction for more than you owed you will receive a check. Doesn’t it seem only fair to send the homeowner their money rather than making them jump through hoops that they likely won’t jump through because they simply won’t know? What do you think?
