I’ve surveyed hundreds of them...
And there’s ONE thing home buyers have in common when house hunting.
NO SURPRISES.
If you’re thinking of selling in the next few months, here’s your gentle nudge to take care of a few things...
✓ Evaluate major home systems - HVAC, plumbing, electrical, and roof.
✓ Fix leaky faucets and creaky doors. (I love YouTube for home repair tutorials)
✓ Tighten loose cabinet pulls or door knobs.
✓ Give walls, doors, and ceilings a paint refresh (white always brightens a room!)
✓ Freshen up the yard by trimming trees and shrubs and laying mulch.
✓ Deep clean carpets or consider replacing.
✓ Declutter and depersonalize
These are just a few of the things I encourage my sellers to do. If you’re serious about prepping your home for buyers AND getting top dollar, send me a message, and I’ll send over my Home Prep Checklist that will guide you through the process.

Moving to or from Northwest Florida? I would be honored to assist you. Comme
Picture this: It’s 2021, people are waiving home inspections left and right to \*fingers crossed\* have their ticket called from the pile of offers.
Luckily, we’ve moved past that period of chaos and I’m seeing buyers re-embrace inspections. As they should!
To me, it’s a no-brainer form of insurance on your largest investment. Especially for military families who often buy sight unseen.
Let’s look at some real numbers:
Imagine you’re a buyer who invests $750 in an inspection that reveals damage to the windows of the home that will cost $15,000 to repair and replace.
With that knowledge, we head back to the seller to negotiate repair costs or walk from the deal.
In most cases, the sellers will work with us to make it right.
I’ve seen seller credits range between $250 and $25,000
depending on the type of repair.
Your long-term peace of mind is worth the fee. Agree or disagree? Let me know in the comments.
Thinking about selling your home? Save this post and use these cheat codes ✅:
It’s all in the timing: Launching the listing on Thursday in our local works wonders in my experience — this is the day buyers are most likely to start their house hunt here locally and line up their showings and open houses for the weekend.
Jot down your favorite thing… Write what you loved most about your home. Your agent can convey this to potential buyers. Hearing your viewpoint is super meaningful for buyers.
Family-friendly open house: Work with your agent to set up a corner for kids to play. Stock it with snacks, books, stickers and crayons. This will help buyers with children browse the house with ease.
Smart house: Share your home’s smart features with your agent. They can help demonstrate your home’s modern amenities.
Proactive pre-inspection fixes: Consider addressing your home’s little imperfections preemptively, giving buyers ease that major repairs have already been addressed.
Well-documented: Organize a log of all the upkeep and upgrades you’ve made over time. This will reassure potential buyers of the home’s great condition.
As military orders start to drop for the fall and early spring, now is a great time to start discussing a game plan to sell your home as you prep for your next PCS 🇺🇸.
It is never too early to prepare! Comment SELL or message me directly, and we can set up a time to discuss your options. ☺️

POV: You’re a VA home buyer that gets pre-approved for *the magic number* from your mortgage lender.
Don’t come for me on this one but... Just because the lender gives you the green light on a certain dollar amount *doesn’t mean* you should stretch your housing budget to the max.
Before you sign, think about your life BEYOND the loan. Things like lifestyle preferences, BAH amount, discretionary habits, vacation expenses, childcare needs, etc.
Let’s make sure your next home fits comfortably within your current lifestyle.

Interest rates are at the lowest we’ve seen in almost a year. If you’ve been holding off on buying, check in with your lender ASAP because your purchasing power just increased with these recent rate drops.
What do I expect to see in the next few months in the market? More activity on current listings, more competition due to a larger number of new buyers entering the market, and a busier spring than what we experienced this last year.
For my military families who have been watching the market and were unsure about selling or renting out their home before they PCS, it would be wise to start working on your plan now. With rates set to drop a few more times this year, selling could be back on the table.

It’s the laughter echoing through the walls, the resilience forged in the face of goodbyes, and the warmth of reunions that make a house a home.

📣🇺🇸 Attention military fam! 🚨 Big news just in!
Let’s start by acknowledging this exciting development. Honestly, my initial reaction was, “Finally, it’s about time!” But regardless, I’m thrilled to see progress being made.
Now, let’s dive into what this could mean for the real estate market near military installations, especially with the possibility of upcoming BAH changes set to be announced on December 17th.
Get ready for potential shifts in the rental and housing market in 2024, thanks to the 5.2% military pay increase. 🚀 Renters, brace yourselves for possible price hikes when it’s time to renew your leases.
Landlords, it’s time to be strategic. Make sure you have a solid pricing strategy when listing your properties for rent. With predictions of interest rates dropping next year, increasing rental prices too much might sway military families towards purchasing homes instead. 🏠
For military families considering buying or selling homes near Hurlburt Field or Eglin AFB in 2024, stay tuned to this page for all things real estate and emerald coast adventures! With increased pay and the potential raise in BAH, we might witness a much more favorable housing market next year. Only time will tell, but for now, this is a step in the right direction.

The ‘For Sale’ sign has just been planted on the front lawn of your home. It’s now more crucial than ever to ensure your property stands out in the market. But how do you make that happen?
First, make sure you SAVE this post to refer back to later.
You’ve probably heard the famous saying, ‘Don’t dress for the job you have, but for the job you want.’ When it comes to selling your home, it’s no different.
My approach? Treat each listing like a million-dollar property, regardless of the price tag. Here’s a peek inside my modern marketing plan for selling your home:
1) Staging and Styling: I take pride in making your home look like a magazine spread. Staging highlights the strengths of your home and helps potential buyers envision themselves living there.
2) Professional Visuals: No more dim, blurry pictures or dizzying walk-through videos. My team uses professional photography and videography, including 2D/3D floor plans. It’s like a virtual open-house 24/7.
3) Social Media and Email Blasts: I’ll leverage the power of social media and targeted email campaigns to reach a wide audience. Your listing won’t just be on property portals but shared across various platforms.
4) Print Marketing and Open Houses: Professional, contemporary print materials and strategic open-house events keep your property in front of online and offline prospects.
5) Neighborhood Engagement: From dropping off Open House invitations to sending gift boxes to your nearest neighbors, I’ll engage your community to help find the perfect buyer.
6) Personalized Property Website: Your house gets its own website, a one-stop shop featuring beautiful pictures, videos, and details about your home and the community.
Listing with me isn’t just about sticking a sign in your yard and hoping for the best. You’re teaming up with a dedicated strategist, ready with a modern marketing toolkit tailored to highlight the best of your home.

🏡✨ Selling your home can be an exciting yet overwhelming experience, especially when it comes to keeping your house show-ready for potential buyers!
But try not to stress—I’ve got your back with three super helpful tips to quickly prep your home before leaving for a showing.
Be sure to SAVE this post & let’s dive in!
1️⃣ Set the Stage for Success: The first step is to create an inviting atmosphere that will capture the hearts of potential buyers the moment they step through the door. Clear the clutter, giving your home a neat and organized appearance. Focus on the essential items that truly enhance your space, such as fresh flowers, cozy cushions, or a captivating piece of artwork. These small touches can make a huge difference in leaving a lasting impression!
2️⃣ Quick Clean-Up Hacks: Time is of the essence when it comes to preparing your home for showings. Instead of spending hours on a deep clean, focus on the high-impact areas that potential buyers will notice. Prioritize cleaning the kitchen countertops, bathrooms, and floors. Remember, a little goes a long way! Wipe down surfaces, sweep away dust, and don’t forget to give those windows a sparkling shine to let the natural light flood in.
3️⃣ Create an Exit Strategy: To ensure a stress-free showing experience, it’s crucial to have a plan in place for when you leave your home. Create a checklist of items to quickly tidy up before heading out, such as making beds, fluffing pillows, and stowing away any personal belongings. Designate a designated storage area, like a hidden basket or drawer, where you can effortlessly store those last-minute items. By having an exit strategy, you’ll be able to leave your home with ease and confidence!
Remember, selling your home is a journey, and it’s natural to feel overwhelmed at times. But with these three tips in your pocket and a rockstar listing agent (💁🏼♀️) you’ll be well-equipped to quickly prep your home before leaving
