✓ Evaluate major home systems - HVAC, plumbing, electrical, and roof.
✓ Fix leaky faucets and creaky doors. (I love YouTube for home repair tutorials)
✓ Tighten loose cabinet pulls or door knobs.
✓ Give walls, doors, and ceilings a paint refresh (white always brightens a room!)
✓ Freshen up the yard by trimming trees and shrubs and laying mulch.
✓ Deep clean carpets or consider replacing.
✓ Declutter and depersonalize

Luckily, we’ve moved past that period of chaos and I’m seeing buyers re-embrace inspections. As they should!
To me, it’s a no-brainer form of insurance on your largest investment. Especially for military families who often buy sight unseen.
Let’s look at some real numbers:
Imagine you’re a buyer who invests $750 in an inspection that reveals damage to the windows of the home that will cost $15,000 to repair and replace.
With that knowledge, we head back to the seller to negotiate repair costs or walk from the deal.
In most cases, the sellers will work with us to make it right.
I’ve seen seller credits range between $250 and $25,000
depending on the type of repair.

It’s all in the timing: Launching the listing on Thursday in our local works wonders in my experience — this is the day buyers are most likely to start their house hunt here locally and line up their showings and open houses for the weekend.
Jot down your favorite thing… Write what you loved most about your home. Your agent can convey this to potential buyers. Hearing your viewpoint is super meaningful for buyers.
Family-friendly open house: Work with your agent to set up a corner for kids to play. Stock it with snacks, books, stickers and crayons. This will help buyers with children browse the house with ease.
Smart house: Share your home’s smart features with your agent. They can help demonstrate your home’s modern amenities.
Proactive pre-inspection fixes: Consider addressing your home’s little imperfections preemptively, giving buyers ease that major repairs have already been addressed.
Well-documented: Organize a log of all the upkeep and upgrades you’ve made over time. This will reassure potential buyers of the home’s great condition.
