So, this is an opportune time to revisit one of real estate investing's greatest qualities... the tax benefits. Because when it comes to wealth creation, it's not about what you make, it's about what you keep. And depreciation is a great vehicle to offset passive income.

Let's breakdown the difference in investing philosophies that new investors have and that old school investors have. Specifically with how they handle their Cap-Ex and Op-Ex (capital expenditure and operational expenses).

Generally, your Cap-Ex is going to consist of one time payments, like a new roof, or replacing a boiler. And your Op-Ex is going to consist of reoccurring expenses, like insurance, utilities, smaller repairs, etc.

Here's where new and old investors differ... new investors want to add value and amortize a lot of the cap-ex costs over the life of a deal. They're worried about monthly cashflow for their investors.

Where as older investors, who may not even have any LPs in the deal, want to tack on as many of those costs into their Op-Ex budget as possible.

After you've decided that you want to invest in real estate, you know how much you want to invest and you have your investment parameters defined... the next step is finding an operator that works for YOU.

And while this is not an easy process, we've broken it down into five simple things that you need to look for.

Personality - Does their personality mesh well with yours? Are they relaxed or straight-laced? How do they communicate, and how often? The best way to do determine if an operator's personality works with yours is to hop on a call with them and pick their brain.

Track Record - This one is obvious, but you're going to want to see an operator's track record before investing. And if they're hesitant to show you, that's a red flag. Now, not every operator has a record, they might be new to the game. But that's a risk you need to be aware of before you invest.

The Team - Find out about their operations and see if they have a dream team. This is going to consist of bankers, CPA's, lawyers, the operators themselves, and most importantly the property management.

Education - We don't necessarily mean a traditional education here. What we mean is that you want someone who has experience or knowledge of their market.

Trustworthiness - This one is hard to define because it's different for everyone. But it's the most important trait to look for. You are putting a lot of trust in an operator when you invest with them, so make sure YOU feel comfortable with every aspect of the process.

Even if you find a slam dunk deal, a once in a lifetime opportunity, it may still be a struggle for you to find the capital and investors to finance your deal. So don't make it any more difficult on yourself and avoid these things...

Be cautious about borrowing from the wrong sources:

We discuss the risks of taking money from unreliable or high-interest sources like credit cards. While some successful individuals have used credit cards or unconventional methods to get started, it's important to evaluate the potential risks and have a solid plan for repayment in place.

Stay away from borrowing from friends and family:

While there may be instances where borrowing from loved ones seems like a viable option, it often brings emotional and relational risks. Friends and family members may not fully understand the investment and could face financial difficulties if things don't go as planned. It's best to consider other alternatives or explore private lending options from experienced investors.

Avoid relying on illiquid investments for immediate financial needs:

Real estate investments should generally be approached with a long-term perspective. If you anticipate needing the invested funds in the near future for living expenses or other short-term commitments, it's advisable to reconsider your strategy. Over the past month or so, there has been a 300% increase in the search rate of the term HELOC. I've seen article after article pushing the HELOC as THE way to finance your investment properties in today's economy.

A home equity line right now could really come back to bite you in the butt. Rates are high, and probably only going to go higher. And you're going to be paying a rate 200+ basis points higher then that. Right now that means you're going to be looking at 10%...

We're not saying you should never use a HELOC, we've used it before successfully. It's a great way to quickly fix and flip a property. But if you're looking to use it for a long term investment, there are much better options out there. The fact that it's becoming such a craze right now... just doesn't make sense.
