Is selling near the holidays a bad idea?

Sellers ask me all the time if they should list their homes in November or December... or wait until after the holidays have come and gone.

It’s a great question and one you might be mulling over this fall. My answer always starts with, “It depends.” But is quickly followed by these pros and cons:

PROS TO SELLING DURING THE HOLIDAYS

• Less competition: Many homeowners hold off, so no doubt your home will stand out.
• Serious buyers: Holiday buyers are highly motivated, usually by job changes or life changes. They need a home — and they need it now.
• Feel-good ambiance: Holiday decor and a warm, inviting atmosphere help buyers fall in love with your home.
• Tax benefits: Some buyers likely want to close by the end of the year for the tax benefits.

CONS TO SELLING DURING THE HOLIDAYS

• Busy, busy, busy: Would-be buyers are busy (just like you!), so selling now might mean fewer showings.
• Decor dilemmas: Overly personalized holiday decorations could make it harder for buyers to imagine themselves in the space.
• Delayed transactions: Holiday closures, such as title companies or lenders, could potentially delay the process.
• Lowball offers: Some buyers might assume holiday sellers are desperate, leading to low offers.

Remember, whether you decide to wait or list now, a well-presented home and a strategic approach mean success in any season.

So if your home is getting a little too comfy in “active” status, and you’re 'bout ready to throw in the towel, here are 3 tried-and-true tips to get your home off the market and you on your way to your next big thing.

1️⃣ Price it right from the start.

A well-priced home is a magnet for buyers. Work with your real estate agent to analyze the market and set a competitive price that attracts attention. And don't let your home languish with an unrealistic price tag. Pricing it strategically will generate interest, drive up demand, and increase the likelihood of multiple offers.

In fact, according to one analysis, homes that sold within 10 days sold for 101.3% of their asking price. After 120 days on the market, the sale-to-list price ratio dropped to 97.6%. (Ugh.)

The good news? If you’re coming to the conclusion your home is priced too high, 64% of homes sell with just one price reduction.

THIS → 'If you're not using the stuff in your home, get rid of it. You're not going to start using it more by shoving it in a closet somewhere.' - Joshua Becker

I can’t tell you how spot-on this was for me. It was THE key to unlocking every one of my storage issues. Once I got rid of the things I didn’t use, my home felt brand-new, bigger, and finally like, well, me.

After tossing what you don't love, here are some other home hacks that keep things nice and tidy for me at home while I’m rushing in and back out again:

• Over-the-door hanging shoe organizers: Obviously, these are ideal for shoes but also perfect for maximizing space in closets for cleaning supplies, craft supplies, or small hardware and tools.

• A permanent donate box: Having a donate box in the bedroom means I make a constant practice of evaluating, purging, and giving. Its presence reminds me to only keep items I love and the importance of sharing with others.

• Furniture that doubles as storage: Pieces of furniture like a coffee table, end tables or ottomans that provide storage are a lifesaver for tidying up at the end of a long day. Toys, blankets, and extra pillows are gone in a flash.

• A entryway drop zone for all. the. things: You come home from work with your hands full every day. If you don’t have a place for it all, your home will be cluttered in seconds. Having a place just inside the door to put away my purse, mail, jacket, and packages has been a huge help in staying organized and clutter-free.

• Move towards a paperless home: What this looks like for me? Snapping a photo of a wedding or baby shower invite or a promo code on the back of a magazine, then tossing the hard copy. Over time, like me, you’ll discover other ways to cut out paper clutter at home.

So, you're finding it tough to get your offers accepted? 🤷‍♀️

The truth is sometimes, it Is the nature of the market. But sometimes, it may be you. Here are some of the reasons your offer may not be getting accepted 👇 👇 👇

☑️ You're not being flexible on the closing date.
If your seller needs more time to move, be okay with a later closing date. It can make your offer more appealing and makes you at least *seem* like a laid-back, down-to-earth buyer, which, BTW, sellers love.

☑️ You're not being flexible with contingencies.
I recommend consulting with your agent on this, but in a hot market, a 'cleaner' offer may lead to better results.

☑️ You're not being responsive.
Buying a house can be first come, first served. Don’t lose out because you weren’t quick to respond.

☑️ You're not willing to get your financing in order first.
A pre-approval tells sellers, 'I'm serious and not here to play.' So get your stuff in order FIRST, then make an offer that’s all buttoned up.

I love getting to know the homes I sell, and while I can walk around, measure, and take notes and photos, I really don’t know a home until my clients open up about the lives they've lived in their homes.

That's why, early on in the selling process, I always ask my sellers what they love about their homes.

And I don't want to know the obvious things like a massive primary closet or top-of-the-line kitchen appliances. I mean the small, personal details.

Things like the way the sun streams in during the morning or the cozy chair by the fireplace where your toddler likes to curl up with a book or the thriving herb garden you've been nurturing for years on the back patio. Those, my friends, are the details that make your home truly special.

So before you sell your home, ask yourself: What makes my home stand out? What do I love here that I know I won't find anywhere else? Then, take a deep breath, give thanks for the home you have, and pass those things along to your agent, so they can use what you love to appeal to buyers.

The ball is going to drop soon… will interest rates follow?

While no one has a crystal ball, here is what the experts say lies ahead for real estate in the coming year…

On the second to last day of 2022, I’m sharing 2 new year market predictions with you:

- Home prices will cool by 5-10%, but the decrease only brings sellers back to early 2022 — around 32% above where home values were in March 2020.As prices level out, buyers can expect a calmer market where they’ll be able to regain a little leverage. Inventory will be low but will increase as spring arrives.
- The wild card will be interest rates. Some predict rates will keep climbing, possibly near 8.5%, while others think it’ll be closer to 7-7.5%. The most optimistic analysts say they may drop to 5%, but that low of a drop could indicate a recession.

There's no question that real estate is always changing — just one small reason I love what I do.

So, sure. Look towards May. But here’s the thing. It takes more than the right month to get top dollar. It'll take careful planning and preparation — and that ain’t gonna happen overnight.

8 To-Do’s to Prep Your Home to Sell this Spring 🙌

1) Declutter, donate and organize your closets, drawers, and attics.
2) Clean out the garage and consider painting the walls and floor.
3) Identify major repairs and make a plan to fix them one by one.
4) Ensure that major appliances are in working condition.
5) Focus painting efforts - think entryway, foyer, kitchen, and bathrooms.
6) Replace your house numbers and mailbox to make it easy for sellers to find your home.
7) Clear out winter debris little by little.

Let me introduce you to a Holiday favorite in this household: Buttery Breakfast Christmas Casserole

The focus of the holidays is always on the dinner but what about feeding hungry house guests the morning of or the morning after a big holiday sha-bang?!

This one is a crowd favorite and requested year after year (sorry turkey and ham) and is SO easy to prep ahead of time!

Let's get into it!

1 lb pre-cooked croissants (about 5 to 7), split in half lengthwise
1 tbsp olive oil, more for baking dish
1 bunch scallions thinly sliced, greens reserved
1 lb sweet Italian sausage, casings removed
2 tsp finely chopped fresh sage
8 eggs
3 cups whole milk
1 cup heavy cream
8 ounces Gruyère, grated (2 cups)
1¼ teaspoons kosher salt
1 teaspoon black pepper

Instructions for this Recipe can be found on New York Times Cooking - Or abbreviated below!

Step 1
Tear croissants into large bite-size pieces, set aside

Step 2
In a skillet over medium heat, warm the olive oil. Add sliced scallions and sausage meat, breaking up meat with a fork, until mixture is well browned, about 5 minutes. Stir in sage, and remove from heat.

Step 3
In a large bowl, toss together croissants and sausage mixture. In a separate bowl, whisk together eggs, milk, cream, 1½ cups cheese, salt and pepper.

Step 4
Oil a 9- x 13-inch baking dish. Turn croissant mixture into pan, spreading it out evenly over the bottom. Pour egg mixture into pan. Cover with plastic wrap and refrigerate at least 4 hrs or overnight.

Step 5
Ready to bake? Heat oven to 350 degrees. Scatter remaining cheese over top. Bake until golden brown and firm to the touch, 45 minutes. Let stand 10 minutes. Garnish with sliced scallion tops before serving.
