This market is definitely normalizing. More inventory but not as many buyers in the market. 🏠

Now is the time to get into a home if you’ve been on the fence. We are in a retraction phase some home prices will likely plateau or decrease slightly as we progress throughout the year. Historically speaking, the election has never affected the real estate market. Curious to hear your thoughts on if that plays a part in your purchasing decisions.

January 2024 real estate market update:

We are definitely seeing an influx of buyers entering the market, but not jumping off the fence quite yet. There is still a disconnect between buyers wanting a turnkey, move-in ready home with no projects and the price being in their budget.

We are seeing multiple offers on homes, priced strategically, and in desirable pockets of the Denver metro area. Silver lining is that the feds did not adjust interest rates, so we will not see an adjustment until spring at the earliest. This gives time to buyers who are ready to make offers to face less competition because when, or if rates dip into the 5s we’re going to see a much more competitive landscape due to the pent up demand.

We had the pleasure of touring some new builds in the new lyric community by - absolutely fell in love with this kitchen, as it felt like the perfect balance of feminine and masculine energy and the perfect blend of greens bringing that outside element inside. The flow of the space was incredible and if you want to see it for yourself in person, let us know we’d be happy to assist. Lyric is situated on the south side of Ridgegate Parkway and just to the east of I 25. it is in close proximity to Parker and Kassel rock and sits in the Douglas county boundaries for school. There’s so many plans for this area it’s incredible.

People on the fence about buying have definitely peaked interest in purchasing early throughout 2024 due to the slight dip and rates at the end of 2023 as well as conversations and projections of interest rate cuts throughout 2024. This also means that if rates dip as the projections call for it will be a frenzy out there so if you’re considering purchasing in 2024 now would be the time to do it and then you always have the option to refinance if the rates drop to a point that makes sense. Interior design is also changing in 2024, shifting from the black houses and sharp angles in White Oak to more curved architecture and darker wood tones, which personally we are thrilled about!
