Every January I give something up.... This year I am abstaining from social media 😬

Previous years I have completed:
Dry January (which resulted in me giving up alcohol for good)
Veganuary (one of the most difficult and torturous ways to start the year)
No spend January (much harder than anticipated)

These were definitely my top 3 hardest give ups, but I feel this year may actually trump all of them. All posts this month (including this one) are scheduled.

Las Vegas market snapshot.



Home Prices: Single-family homes had a median price of $480,000, reflecting a 6.7% increase from last year. Condos and townhomes were at $31,250, down slightly from October but still 99.5% above November 2023 levels.


Inventory: Available single-family homes without offers reached 5,570, up 28% from the prior year. Condos and townhomes hit 1,856, marking a 47.2% year-over-year jump. These increases contribute to a 3.5-month supply, slightly higher than the previous month.


Sales: A total of 2,123 existing local homes, condos, and townhomes were sold in November. Single-family sales rose 14.8% year-over-year, while condo and townhome sales were up 3.7%.


Market Value: The total value of single-family home transactions was $987 million, up 18.2% from last year.

Cash Transactions & Days on Market: Cash deals represented less than a quarter of total transactions, about 16% lower than last year. Among these sales, 79.3% of homes and 77.9% of condos/townhomes sold within 60 days, showing a decrease of 4.4% and 11.6% respectively from last year.
