Hey folks - make sure you really understand the difference between FED funds rate and Mortgage rates. It's not the same thing. Now everyone is advertising lower rates - that's called marketing. Rates have come down over the past few weeks, anticipating this move. I do believe the FED will cut the FED funds rate before the end of the year, once that seems firm, the mortgage market prices it in.
