TINY HOME FOR SALE - $89,500

We are excited to announce that this NOAH certified 8’ x 24’ tiny home on wheels is built and for sale by family owned and operated Cornerstone Tiny Homes out of Guthrie, Oklahoma. This stunning home will impress with its handcrafted, luxurious interior featuring hardwood custom built cabinets, painted wood interior siding, large appliances, lots of storage, and solid walnut countertops.

Constructed with a unique SIP panel featuring fiberglass sheathing, this home is immune to structural water damage, impact and fire resistant, and maybe most importantly for a tiny home, lightweight - this home weighs an incredible 8k pounds, almost half of the average of a traditionally framed home.

The panels also offer an incredible efficiency, with walls rated at R16 and roof and floor of R27; however these high R-values are also accompanied by the added benefit of almost no thermal bridging (the loss of heat or cold through traditional framing members of steel or wood).

The exterior is finished with a textured Sherwin Williams paint that mimics a spray on stucco in appearance. The LP Smartside trim is rot resistant and has a 50 year guarantee. A closet over the tongue of the trailer contains the PEX manifold, breaker panel, and instant hot water heater. The home is heated and cooled with a 9k BTU mini split unit.

The living room has a custom built couch with massive drawers, also including a roll out coffee table/seat/footrest with storage underneath the solid maple top.

The kitchen, also loaded with storage, is home to a full size Summit range, LG refrigerator, and a spacious stainless steel sink. The custom stairs across from the kitchen hold an LG washer dryer combo, a space for hanging clothes and coats, and space for additional appliances, spices, and whatever else you need.

The bathroom has a 36” x 36” shower, a standard flush toilet, a lighted mirror, a corner cubby with clothes rod, and storage in the vanity and a set of drawers.

The loft, fringed with beautiful solid maple railing, has room for a queen size mattress, corner book shelves, an awning window for emergency egress, and extra floorspace above the fridge for a bedside table, storage totes, or whatever is needed to personalize your needs.

This home was manufactured in 2017 as a show model and completely renovated for 2023 starting with the framing. Everything in this home as been replaced or refinished. The price has been lowered to reflect this.

Okay, let's talk about this insane AV system.

With a projector screen that nearly spans the whole width of the home, seven speaker and single subwoofer audio, receiver and vinyl turntable, it is an experience beyond most you would get in a traditional home!

What do you think of these bathroom views?

More awesome views coming (hint: marble shower), but for the moment let’s focus in on the Villa dry toilet... did you know that this toilet has an easy to dispose bag system? It also has a built in vent fan and cover that opens - and rotates the bucket - every time the seat is pressed down. Pretty cool gadgetry... for a toilet!

OFF GRID FEATURES: are they for you?

This home is a perfect example of just how far you can go with a tiny home! SWIPE through these photos to see the impressive array of off-grid features that this client got. All the utilities and equipment are accessible through a set of doors on the back of the house!
1. Solar electric power. Our client is a solar engineer and installed this system himself. That's some serious juice! ⚡️
2. 100gal rainwater collection system. This was our first time to install a system like this but it turned out fabulously! The gutters tie so perfectly into the roofline and you would never know that it wasn't a solid trim piece! All the surplus water drains on its own so you don't have to worry about flooding!
3. Rain water and gray water tank gauges.
4. No black water to deal with! this home has a Villa composting toilet. We will feature that in an upcoming post!

Let's talk about living room layouts! There's so much that needs to be incorporated to a living space in a tiny house. Swipe through these pictures to see how this client was able to work in seating for six (cushions were delayed by the manufacturer at the time of our photoshoot, so be imaginative 😉), a removable/adjustable card table, a full sized couch to bed conversion with loads of storage, and a queen size elevator bed! I was too busy doing nothing with family yesterday (okay, lots of stuffing my face and laughter 😂) to make a Thanksgiving post, but I really hope everyone had a blessed day - and the same to those celebrating today or tomorrow! We are so thankful for so many things, but our tiny house is definitely one of them! We will put up some stories tonight and talk about how it has impacted and helped us in the last 17 months since we got married! We have definitely been grateful for the decision to go tiny! What do you think of our idea to chalk paint the k***s on our range to match our blue interior theme? In a tiny house, it’s the little things that make it! 🤷🏼‍♂️😂

So we kinda get excited about Thanksgiving around here... and it’s Thanksgiving week! But got to remember to be thankful 24/7, all year long. We kinda think our succulents help with that. Just a theory. 🤷🏼‍♂️ Btw, these plants have grown a lot since these photos!

Hoping that everyone is safe and sound... here in central OK, we are still recovering from yesterday’s ice storm! Electricity is out for most everyone and roads are pretty sketchy. It’s been a good time to catch up on some family time and business brainstorming! How do you spend a few days iced into the house? Aaaand what do you think of this living room transformation?!
