Here's what you need to know.
The housing market is very cyclical. Our Spring market is about to heat up. This is when we our market shifts away buyers and becomes more favorable for sellers.
If you want to stay ahead of the competition, pay attention to these 4 things:
1. Prices- I know you are on Zillow or Homes.com stalking your favorite homes. Once you see prices increasing, you know more buyers are in the game
2. Inventory- As the number of available homes decreases each week, that means buyer demand is strong. In Maricopa County, we have less than 3 months' worth of homes available to buy. Low supply = high demand
3. Days on Market- Homes that are going under contract in less than 45 days, means we have more competition
4. List to Sold Ratio- When you see homes being sold at or over list price, we have entered bidding wars. This is great for sellers, but not for buyers.
