There is a wave of opportunity coming to buy below market. The moratorium on rental evictions and foreclosures, absent any financial relief, is creating a significant backlog in unpaid mortgages for rental properties.

Ordinarily, a landlord pays the mortgage from the rental income on the property. When tenants quit paying rent, the landlord covers the mortgage payments from reserves and moves quickly to evict the non-paying tenant and bring in a new, paying, tenant.

The moratorium on evictions dramatically increases the financial drain on the landlord. Many landlord's have very small reserves. In fact, mom-and-pop landlords often have no reserves and have to use income from their day-job to cover extraordinary costs incurred when a tenant stops paying rent.

In practical terms this means that the landlord is often no longer paying the mortgage.

However, the bank still accrues interest and other fees which make it very difficult for the landlord to get the mortgage current.

What this means is that when the moratorium is lifted, a lot of landlords are going to find the bank is foreclosing on their rental properties.

Those foreclosed rental properties are going to be a big opportunity for those who have the cash, or credit, to buy them up. The savvy RE investor can capitalize on that opportunity.

My answers:
Yes. I had heard of them and how helpful they can be.
Yes. I paid to join a real estate mastermind group.
No. It never gave me the results I'd hoped for.

It turns out I didn't really know what a mastermind group is, how to recognize one, and how to benefit from one.

Instead, a real estate guru was vacuuming money out of my wallet for something that was very not a mastermind group at all.
