1st big decision of 2026 for business this year was finalized this morning as I've decided to auction a property in Ms. One may ask why I would choose this method of sale. One can list a property traditionally, accept sealed bids at a designated time and place or auction. I chose the auction route here on this property as it's best suited to be subdivided into 3 tracts, 2 smaller 20-32 ac+/- and/or 321.41 ac+/-. While some may have taken off for a few days to end the year and bring in the New Year, interest in land and # of showings have greatly increased. I've had 3 showings in 1st 3 days of the year with a 4th scheduled this afternoon. 2026 is fresh and off to a great start! I have tracts in Alabama, Mississippi, and Kansas for sale, these tracts range from what will be 20 ac+/-1,700 ac+/-. Had 2 good showings on land yesterday! One of the showings lots of wildlife was seen, which is always an added advantage! Have 2 showings today, one of 941 ac+\- Union Springs listed by Monroe Payne of National Land Realty and the other a 2nd showing on 2,103 ac+\- by Jake Meyer, Whitetail Properties Real Estate. Call me if you’re in the market for land as I have tracts that aren’t listed in inventory as well. From what I’m seeing and hearing there’s some 1031 $ out there looking to invest as well as people who are selling their businesses and looking to buy land.
