Freese and Nichols, the company contracted by the city to update our outdated and unorganized development code, presented the latest update of that project to City Council members and staff at the council work session Monday night. This project will continue the forward motion of the city and make development easier and more efficient for everyone. Some examples of items that have been changed or updated include:

⚫ Updated zoning districts to reflect what Bella Vista actually has and needs for the future
⚫ An updated, easy to read table of uses for each district to make it clear for builders and developers what they can and cannot do in certain areas
⚫ Heavily researched development regulations for building on steep slopes, which is unique to Bella Vista
⚫ Infill development regulations
⚫ Well defined procedures for planning and development, such as applications necessary, public notices required, and approval and appeal authorities
⚫ Easy to read illustrations showing the decision making process and so much more

The contractors will continue to work on the subdivision codes and the city's zoning map will be updated appropriately. All of this is available for the public to view online and you can expect a series of public information/input meetings before these changes are officially adopted by City Council. Join us for an open house at our new Training Center — 11 a.m. to 1 p.m. Friday, May 3 at 7 Carlisle Drive, off U.S. Hwy. 71 just south of the state line.

The center is decades in the making and features a support building with classroom and EMS lab, a five-story training tower with adjacent burn room and a large driver training area. We officially opened the training center in February 2024. The open house is a chance for residents and members of the public to see what their tax dollars have paid for and how their local fire and EMS department will benefit from this facility for years to come.

Hamburgers and hot dogs will be provided thanks to donations and BankOZK. See you there!
