First of all you might be wondering- what is a trigger lead and why do I want protection from them?
A trigger lead is when the credit bureaus sell your information to- name, contact info, sometimes even credit rating-to multiple mortgage lenders (that you don’t know,) immediately after getting your credit pulled with with a lender you are working with. The idea is that this lead is HOT and you are obviously looking to take out a mortgage in the future since your credit has been run.
This is legal (as of now) with the assumption that this creates healthy competition and gives consumers more options to shop their mortgage rates.
While good in theory, it’s a NIGHTMARE for borrowers because it can lead to no lie- 50 phone calls within an hour of random, often unlicensed, call center loan officers just trying to pitch them a deal.
So how do you stop the mortgage bug-a-boos?!
Fill out a form to opt-out of prescreened offers online- I recommend doing it at least 5 days before getting your credit ran. This gives time to get you on a do not call list!

This closing has been a little while in the making. This borrower is a journey man by trade and makes the majority of his income via overtime. When he first came to me for a pre-approval, he had only been at his job about a month or so. HOWEVER he's had consistent overtime for YEARS due to his line of work.
When he saw this home off market, he knew it would be a perfect second home for when he visits his family in Dallas. He was able to get the home under contract all by himself, as long as we could close on time. Well, it took a LOT of pushing but we did it, and he closed today!
