ANO ANG MGA BINABAYARAN SA ISANG CONTRACTOR?

Kapag kumuha ka ng CONTRACTOR para sa construction ng bahay mo, ang mga babayaran mo sa kanya ay karaniwang nahahati sa iba't ibang bahagi depende sa usapan at kontrata. Narito ang mga karaniwang binabayaran:

1. **Contractor's Fee**
- **Markup o Management Fee**: Ito ang bayad para sa serbisyo ng contractor sa pangangasiwa ng buong construction project. Karaniwan itong nasa 10%-30% ng kabuuang project cost.
- Nakapaloob dito ang:
- Pagpaplano
- Pagsasaayos ng schedule
- Pangangasiwa ng mga trabahador at sub-contractors.

2. **Labor Cost**
- Bayad para sa mga construction workers tulad ng mason, karpintero, tubero, electrician, at iba pa.
- Maaaring ito ay:
- **Daily Rate** (arawan): Halimbawa, ₱500–₱800 kada araw kada trabahador, depende sa skill level.
- **Package Deal**: Isang fixed na halaga para sa buong proyekto.

3. **Materials Cost**
- Babayaran mo ang mga construction materials na gagamitin sa proyekto tulad ng semento, bakal, buhangin, kahoy, pintura, tiles, atbp.
- Pwedeng:
- **Turnkey Project**: Si contractor ang bahala sa lahat ng materials.
- **Labor-Only**: Ikaw ang magpo-provide ng materials habang ang contractor ay magbibigay lang ng labor.

4. **Permit and Documentation Fees**
- Si contractor ang kadalasang nagaasikaso ng mga permits para sa construction. Babayaran mo ang:
- **Building Permit** (DPWH o local government unit)
- Electrical and plumbing permits
- Occupancy permit (kapag tapos na ang bahay)
- Ang cost ng permits ay depende sa laki ng bahay at lugar.

5. **Subcontractors' Fees** (Kung kinakailangan)
- Kung ang contractor mo ay kukuha ng **subcontractors** para sa specific tasks tulad ng electrical works, plumbing, o painting, karaniwan itong kasama sa babayaran mo.

6. **Contingency Fund**
- Karaniwan, ang contractor ay naglalagay ng contingency fund (5%-10% ng total project cost) para sa unexpected expenses, tulad ng dagdag na materials o repairs.

7. **Utilities and Equipment Rental** (Kung hindi provided)
- Bayad sa paggamit ng heavy equipment tulad ng backhoe, mixer, o scaffolding.
- Utilities tulad ng tubig at kuryente sa site ay maaaring i-charge rin.

8. **Miscellaneous Fees**
- Transportation o delivery fees ng materials
- Waste disposal fees
- Site preparation costs (e.g., clearing, excavation)

9. **Progress Payments**
- Karaniwan, ang pagbabayad sa contractor ay hindi isang bagsakan. Ang sistema ay maaaring:
- **Down Payment**: 20%-30% ng total contract price.
- **Progress Billing**: Pagbabayad kada phase ng construction (e.g., matapos ang foundation, matapos ang roofing).
- **Retention Fee**: May percentage (e.g., 5%-10%) na ibinabawas sa bawat billing na ibibigay lamang kapag natapos at maayos ang proyekto.

Payo:
1. **Magkaroon ng malinaw na kontrata** na may detalyadong breakdown ng gastos.
2. **Humingi ng itemized estimate** para alam mo kung saan napupunta ang pera mo.
3. **Siguraduhin ang warranty** para sa trabaho ng contractor.

Makakatulong ito para maiwasan ang hindi inaasahang gastos at problema habang ginagawa ang bahay.

Paano nagtutulungan ang Arkitekto o Engineer at ang Foreman sa Construction?

Kanilang mga Roles:

Arkitekto o Engineer:
Disenyo: Ang pangunahing tungkulin ng arkitekto o engineer ay ang magdisenyo ng mga gusali (arkitekto) at estruktura (engineer). Sila ang nag-iisip at nagbuo ng mga plano at pagsusuri ng espasyo.

Pagsusuri: Sila ay nagsasagawa ng pagsasaliksik at pagsusuri upang matiyak na ang proyekto ay nakakatugon sa mga lokal na batas at regulasyon.

Visualization or Simulation: Gumagamit sila ng mga software at iba pang teknolohiya upang makalikha ng mga visual na representasyon ng kanilang mga disenyo.

Konsultasyon: Madalas silang nakikipag-ugnayan sa kliyente at iba pang propesyonal tulad ng iba pang inhinyero at mga kontratista.

Foreman:

Pamamahala sa Paggawa: Ang foreman ay namamahala sa mga manggagawa sa isang construction site. Sila ang nagsisigurong nasusunod ang mga plano at naghahatid ng mga gawain.

Pag-coordinate: Tumutulong silang i-coordinate ang mga aktibidad at siguruhing sapat ang pagkakaroon ng materyales at kagamitan.

Pagsubaybay: Sila ang nagbabantay sa progreso ng proyekto at nagtutiyak na nasusunod ang mga timeline at kalidad ng trabaho.

Solusyon sa Problema: Kung may mga isyu sa construction site, ang foreman ang unang magiinform nito sa arkitekto o kaniyang project engineer, pwede rin siyang magsuggest ng solusyon at kung aprubado ng arkitekto o engineer, nageexecute ng solusyon.

Sa kabuuan, ang arkitekto at engineer ay nakatuon sa disenyo at plano, habang ang foreman ay nakatuon sa pagpapatupad at pamamahala ng proseso ng konstruksyon.

Dear God,

I pray as I run in the rain. That someone will love me and give me a home and a warm cozy bed and a big juicy bone.

My last owner tied me all day in the yard. Sometimes with no water and God that was hard!

So I chewed my leash God and I ran away to rummage in garbage and live as a stray.

But now God I'm tired and hungry and cold and I'm so afraid that I'll never grow old.

They've chased me with sticks hit me with stones while I run the streets just looking for something to eat!

I'm not really bad God, please help if you can for I have become just a "victim of man!"

I'm wormy dear God and I'm ridden with fleas and all that I want is an owner to please!

If you find one for me God, I'll try to be good. I won't chew their shoes, and I'll do as I am told.

I will love them, protect them and try to obey when they tell me to sit, to lie down or to stay!

I don't think I'll make it too long on my own cause I'm getting so weak and I'm Oh so alone.
