Could you see this self contained house in your back garden. At an affordable £8000, depending on the borough you live can be dropped into you back garden without planning permission. But the catch is....it can only be occupied by a family members paying no rent. Get planning and you might be able to charge rent.

Some interesting movement in the high end property market over the last few weeks. Stamp Duty changes have seen lawyers working with hast to push through property transactions so wealthy buyers don't get stung with the new stamp duty fees. Buyers paid up to if not more than £10k to get the legals sorted as a bonus before the new rules kicked in, which was midnight on the day the change was annoyance.

Then there is the fall in the Russian Rouble. Russian investors who don't have the wealth of Oligarchs are being priced out of the London high end property market because of the Rouble's rapid fall in value.

The impact has been particularly felt by Russian investors who are/were in the market for property in the region of £5 million. However, those who can still afford to spend £20 million on a single property appear relatively unaffected.

I've Heard about a woman who sold her house, only for the new owner to find Japanese knotweed in the garden. It was news to her but he still demanded compensation. Can this happen?

This map shows how English house prices have risen since 1997 relative to earnings. At the beginning of the period the average house in most areas could be bought with six years' average earnings. By the latest figures, the multiple was 10 times or more in large areas of the country

The Duke of Westminster has recently offloaded £230 Million worth of central London Properties, which has some saying the London market may be at or close to it's peak.

There have been some interesting comments in the media over the last few weeks regarding the UK residential property market.

It was reported on May 2 via Cityam newspaper that the average UK house price is now £183,577 and the Bank of England Governor indicated that the climb is set to continue.

Are property prices rising all over the country? Some say yes and some say no. The West Midlands region have seen price increases of nearly 10% in the last 12 months.

Will the new lending criteria slow the price increases in the near term because people who once qualified for a mortgage, now no longer qualify based on the new criteria?

Buyers and investors need to be prepared to do some stress testing on their finances to see if they can afford incremental rate increases because in terms of interest rates the only way is up.

Mortgage affordability now doesn't mean affordability.
