Charging a tenant an illegal fee could cost you thousands.

The Renters’ Rights Act has amended the Tenant Fees Act 2019 to include restrictions on upfront rental payments.

Failure to comply will lead to severe consequences:

⚠️ A first breach can result in a financial penalty of up to £5,000.
⚠️ A repeat breach within a period of five years can carry an unlimited fine and a potential banning order. Enforcement authorities may impose a fine of up to £30,000 instead of prosecution.
⚠️ Additionally, failure to repay a holding deposit can result in a fine of up to £5,000.

With the rules changing, it can be difficult to know what you can and can’t charge for.

The next phase of the identity verification (IDV) rollout has been delayed.

The new requirements for those filing documents on behalf of companies at Companies House will now come into effect no earlier than November 2027.

But businesses shouldn’t put their preparations on hold.

Despite this delay, it is recommended that any individual delivering a document to Companies House on behalf of another person or entity is given specific authority by that company or individual concerned.

Does your charity have an appropriate safeguarding policy in place?

⚠️ Landlords, the deadline is almost here.

If you served a Section 21 or Section 8 Notice before 1 May 2026, that notice will expire on 31 July 2026 unless court proceedings have already been commenced.

After that, any possession action must be commenced under the new rules introduced by the Renters' Rights Act. Landlords should also note that the court fee for issuing a possession claim has increased from £404 to £415.
