60% of buyers are putting down more than 10% of the purchase price.

But it’s important to know that this is the average down payment for ALL buyers across the country

〰️ First time homebuyer down payments average between 5-8%
〰️ Repeat buyers put down 19-20% on average because they usually have existing equity to put towards their next purchase.

I know you know the last few years have been a competitive seller’s market.

But recent news stories from a national level indicate otherwise.

This may leave you wondering:
- Does this apply to Saskatoon?
- Are we really returning to market balance?

The answer….
Not yet

Housing markets are hyper local and Saskatoon is still seeing a seller’s market due to many factors.

Here are the trends I’m keeping my eye on:
⚖️ Inventory is low
⚖️ Interest rates are lowering
⚖️ Homes are in demand
⚖️ In some instances, sellers are receiving multiple offers

The verdict? Lower mortgage rates are ushering in a new wave of buyers previously locked out of the housing market which will continued to create a demand for housing.

It’s important to note that what you see happening on a national level is not always applicable locally.

Local market variation and economic factors will vary.

This is my mental checklist anytime we head into a listing–

- 🚩 Water marks on the ceiling
- 🚩 Cracks in the walls or foundation
- 🚩 Sloping or slanting floors
- 🚩 Sagging roof
- 🚩 Cracked sidewalks or driveway
- 🚩 Single pane windows
- 🚩 Discolored water
- 🚩 Outdated wiring
- 🚩 Signs of mold

It’s always recommended to have a professional inspection done before buying to reveal any hidden problems.

But an experienced agent can perform a first-pass and help identify potential issues that might not be immediately obvious.

To walk away from your low interest rate??

It depends on circumstances, but these are the most common reasons I’ve seen past clients make the move:

- A growing family & the need for more space
- New job or a job transfer
- Remote work creating location flexibility
- Desire to be closer to family
- Desire for better quality of life (shorter commute, less traffic, close access to nature)
- Retiring or looking for less upkeep

If you’re in this position, it might help to ask yourself:

✨ What benefits would a move bring to my life?
✨ What tangible and intangible value will it create?

The right decision isn’t always obvious but talking to an agent who has insight into what’s happening in your market can help you decide what’s best for you.
