Fun fact: In a previous life (before kids, LOL), I spent 12 years as a Project Manager for a large Real Estate Firm. Needless to say, I am extremely passionate and well-versed in this space. In fact, my initial social media clients were real estate agents and companies because promoting an industry I had fallen in love with was second nature to me!
This is why I have compiled 5 Social Media Tactics to elevate your social media presence.
▪️ALLOCATE PART OF THE LISTING’S MARKETING BUDGET TO SOCIAL MEDIA ADS – Each listing should have a social media presence of some sort. It is the digital storefront of your brand. As a real estate agent, you have a ‘For Sale’ sign out the front of almost every listing. You should be using Instagram and Facebook as your ‘Digital For Sale Sign.’ By posting your listings and curating a strong ad behind this listing, it will allow for a strong reach and impressions, driving additional traffic!
▪️PROMOTE THE COMMUNITY, NOT THE SUBURB – People want to feel connected to a community. The best way to increase your profile (while also promoting the property you are selling in that particular area) is to nurture the community the property is located in. This looks like connecting, following, and discussing local businesses! You might choose to go to the nearest Coffee Shop and post/tag about your experience!
▪️ENGAGE WITH YOUR FOLLOWERS – You wouldn’t ignore a buyer’s call or SMS, would you? Then do not ignore conversations in your DMs.
▪️DO NOT EXCESSIVELY POST ABOUT YOUR PROPERTIES FOR SALE – People want to connect with you via social media. Convey your authentic self first and foremost.
▪️VIDEO, VIDEO, VIDEO – If you don’t post videos, this is your sign to start! Videos work to build a quicker emotional connection and authentically communicate who you are as a human being far better than a static image p
1. MAKE MORE REELS: This is your sign - embrace Reels… Video, especially Reels, makes up 20% of Instagram activity—start creating, as the algorithm is favoring Reels.
2. SHOW YOUR HUMAN SIDE: Reels with a personal touch, featuring you or your team, achieve a 25% higher click-through rate. Inject personality into every piece of content—your human side matters. Move away from the ‘hard sell’.
3. ADD TEXT INTO REELS: It’s a best practice to include text in your Reels. Beyond accessibility, consider the 20% of viewers who watch with sound off—text enhances engagement.
4. THE FIRST 3 SECONDS COUNT: Capture interest immediately with movement and enticing titles. Make sure your content delivers on its promise, avoiding clickbait. Show and tell viewers why they should stick around in the first three seconds.
5. EXPERIMENT WITH AD PLACEMENTS: Instagram ads can feature in various spaces, from the feed to stories, Reels, and the Explore tab. Leverage cost-effective opportunities to reach your audience effectively.
6. PARTNER COLLABS ARE IMPORTANT: Collaborate with partners to leverage off each others audiences. Choose collaborators aligned with your brand, values, and vision—building strong, selective partnerships is key.
7. BE SELECTIVE OF YOUR SCHEDULING TOOLS: Be discerning with scheduling tools. Utilise platform-provided tools (e.g., META’s tool) for content scheduling—platform algorithms tend to favor such content. While external tools save time, they may not optimize content performance as effectively.
