Dear dad.,I don't know why I woke up today feeling I should reach out for you. Enough of hiding, I am going to repeat this one more time. Despite that I have lived all my life without you ,I have finally grown to be a very forgiving and understanding woman. I honestly would love to believe you had your reasons to do what you did, your misunderstanding between mum and you, i have decided not to be part of it ,I have forgiven you .I don't care the years lost .because now I understand the best timing is always when everything align, so no future no past. It wasn't easy growing up without you and I have suffered the consequences. I somehow feel now my daughter, your granddaughter deserves your presence. You have time to make it up ,don't show up for me I am all grown now to carry my own cross, so little or actually nothing you can do for me now, but show up for her, she is at the age when you left me infact little bit older ,i understand you left before i could even turn 3yrs ,she is 6yrs . You see ,she has everything but she doesn't have you yet ,so complete that circle for her and I will be happy. I don't have much to tell you I feel that is enough but.....

Are you a first time land buyer? Here is my unsolicited 2 cents advice.

Before buying land, visit the intended parcel to confirm if it indeed exists and if it has all the amenities you are looking for. If possible, purchase a Registry Index Map (RIM) to ascertain the boundaries and neighboring plots just to confirm its original location as per the land records. If it's within your ability, involve a certified land surveyor. Second, conduct a search at the land registry to confirm if the person/group or organization intending to sell the parcel to you is the registered proprietor and to ensure it is not public land. The search should also indicate if the parcel has been used to acquire a loan, or if there are any restrictions placed on the land that stops any transactions. Never enter into a land purchase agreement if any of the above raises red flags.

Once you have confirmed the physical location, ascertained boundaries and done the search, and you are Satisfied, proceed to obtain a land control board consent if it is agricultural land. After obtaining the consent if necessary, you together with the vendor, can visit an advocate and draw a land sale/purchase agreement. Before signing the agreement, read it with a fine tooth comb to ensure the terms favour you and that you can comfortably live up to your end of the agreement. Always have an upper hand and don't be the first to propose the terms. Let the vendor propose the terms then counter with your favourable terms. The agreement sets out the consideration (purchase price), mode and intervals of payment and who between you and the vendor foots which costs regarding transferring the property to you.

Once you execute the agreement, you are a heart beat away from being a land owner. Begin the transfer process and Follow up until you receive a title with your name. N/B: Ensure a clause in the agreement allows you to take possession of the property after paying a Deposit of that you can comfortably manage. Also, as soon as you take possession, begin developing the land immediately by fencing, planting trees or if it a municipality plot, you can erect a stall, or a just a structure to show something is happening on the land.

This is just but a basic guideline on the things you should consider if you are a first time buyer otherwise land matters are emotive and are filled with complications and corruption but I hope the process you undertake will be a smooth one. Good luck.
