FORMER MUNMORAH POWER STATION LOOKING FOR MEMBERS TO ADVISE ON NEXT STAGE
Former Munmorah Power Station site owner, Generator Property Management Pty Ltd (GPM) is inviting Central Coast residents to join a newly formed Community Consultation Group (CCG) to provide input on the cleanup of the former Munmorah Power Station site.
The NSW Environment Protection Authority (EPA) recently declared the site "significantly contaminated" due to historical operations.
Generator Property Management (GPM), a NSW Government-owned company managing the site, welcomes the EPA's decision and is committed to a thorough and transparent cleanup process.
The CCG will offer community members a platform to:
● Attend quarterly meetings
● Inspect ongoing cleanup works
● Receive updates on investigations
● Contribute to the development of the long-term remediation plan

Current Projects: Following the successful demolition of the former Munmorah Power Station, GPM is monitoring the site for potential future use, which includes approximately 700 hectares of surrounding land and infrastructure.

CENTRAL COAST INDUSTRY FESTIVAL
An initiative of Central Coast Industry Connect (CCIC), this biannual event is designed to assist businesses to showcase their capabilities and products, find new customers and suppliers and establish new networks.
Investment NSW will be the major sponsor of the festival which will be held on the 6th & 7th March 2024 at Mingara.

Speaker sessions:
There are three speaker sessions across the two days.
• 6th March - 11.00am to 1.00pm - Food Sector presentations - 4 speakers

In this issue we highlight the Koala Group at Fountaindale, a successful local company whose visionary founder laid the foundations that would ensure its future growth. Reuben Machin is the man who leads a team following that vision.

My editorial this month focuses on Central Coast Council’s rate increase, not the current one but that proposed for the next 10 years. The Central Coast’s future always was enormous but successive councils have made it near impossible for developers and investors to develop the commercial and industrial lands we need to attract business. If we opened up the lands that we have council’s rates base would multiply exponentially. It would also alleviate our intractable unemployment issues and create career opportunities for those who commute to Sydney for work.

We keep talking about it about it but the Central Coast Airport is a fundamental economic driver for our region. This month we report that Council is now proceeding with a new Airport Masterplan. The last one, done in the dying days of Wyong Council was excellent except that it had the crazy idea that this airport could be a full scale regional airport. We had that opportunity 30 years ago but the activists killed it and Newcastle has picked it up. Also the Aero Club is seeking a 45 year lease which Council is working on.

In our Business Briefs section we report on a change of ownership for Riton Engineering. This company was founded by the late Dr John Whitehurst and continue on by his wife Lyn after his death. She is now retiring and long time General Manager, John Clarke has bought the business.

Also in this section we report on Australian owned paint company, Haymes Paints setting up a Paint Shop in West Gosford, their first move into NSW. And, real estate agents, Coast Realty have bought the Pearl Beach Café and Grocery Store.

In Central Coast Council News page you will read about Council’s plans to maintain the rate increase as well as a report that they are looking to award the management rights for Central Coast Stadium to Venues Live. Interestingly, Council is working on another Plan to grow the tourism market.

In Property News you will read about work starting on the development of Warner Business Park at Jilliby a massive area to be opened up for industrial businesses to locate to the Central Coast. Also, our regular reports on property sales and leases.

Also some good news about the Federal Government’s activities in cutting Red Tape. Former Wyong resident Ben Morton, now Federal Member for Tangney in Western Australia and Minister Assisting the Prime Minister is leading the charge on this.

And in Business Tips our regular contributors Troy Marchant writes about business insolvencies set to rise in 2022, Warwick Ryan write more on who is a contractor and who is an employee and Michael Trimblett tells us more about the importance of Cyber Security

The Central Coast – What to do with it?
As a businessperson, or an investor, or a property developer looking at the boundless opportunities the Central Coast has to offer you would have to be very frustrated with the mixed messages that you get from government.
Since the first Regional Plan for the Central Coast was introduced in the late 1970s that saw a regional shopping centre at Lisarow, which ended up in Erina a few years later, we have seen a plethora of plans and reports to guide the growth of the region.

The Conway Family – Central Coast Ferries
George and Bets Conway have had a significant presence on the Central Coast waterways, in their local community at Saratoga and in the boat building industry since the mid 1980Sm when they and there family moved from Sydney’s Balmain and worked with the well known luxury yacht builder Warren Yachts at Kincumber for many years while in his spare time built ‘MV Magic of Gosford’ which they later sold.
Subsequently, in 2006, the Conways took over the Central Coast Ferries service and it as a passenger service together with their two eldest sons as skippers in response to community backlash after the original ferry service was closed down.

Stevens Group Wins UDIA NSW Award
The completed Toronto Lake Macquarie residential development, Foreshore by Stevens Group, has been recognised by the Urban Development Institute of NSW (UDIA NSW), as this year’s award winner for excellence in NSW Regions & ACT Development category.

Sydney restaurateur buys Budgewoi hotel
Hotel brokers, HTL Property have announced the sale of The Coast Hotel at Budgewoi for $15 million.
Overlooking Budgewoi Lake, the hotel has been sold to well known restaurateur Bill Drakopoulos of Sydney Restaurant Group (SRG) following a keenly contested off market sale process.
Harvest Hotels, led by Sydney-based publicans Chris Cornforth and Fraser Haughton, will spend $5 million upgrading the 1897-built venue.

Another Central Coast Plan!
December 6th 2021 saw the NSW Government announce another Central Coast Plan, the Central Coast Regional Plan 2036. The third in twelve years and totally at variance with the 2016-2036 Growth Plan in particular.
While the focus of the 2016-2036 Plan was on population growth with an extra 77,000 people living in the region by 2036 and the creation of 24,674 jobs there is absolutely no mention of such in the new Plan. Further, the Northern Growth Corridor (Warnervale-Tuggerah) and Southern Growth Corridor (Somersby to Erina) concept of the previous Plan have been abolished in favour of four “Places” across the region

GSC appoints Executive Director with focus on Coast

Sarah Winter
The Greater Sydney Commission has announced the appointment of Sarah Winter as Executive Director Central Coast and Macquarie Park Precincts based on the Central Coast to lead the Commission’s work on the Central Coast jobs and economic strategy and the Macquarie Park innovation precinct.
She joins the Commission from Deloitte, where she has been Partner for Investment, Infrastructure and Impact.

Interpod leases Berkeley Vale factory
Manufacturers of modular bathrooms, Interpod Australia Pty Ltd will relocate their operations from Sylvania Way, Lisarow to a recently built stand- alone factory at 30 Apprentice Drive, Berkeley Vale.
Interpod have signed a 7 year lease with 7 year option at an undisclosed rent on the 8,500sqm steel construction building on a 2.94 ha site in the Berkeley Vale Industrial Area.
Brad Rogers from Raine & Horne Commercial Central Coast negotiated the lease in conjunction with Ben Byford and Peter Mangraviti from CBRE.
