Back ground:-
The Low income Housing and Land Developers was formed as a corrective measure by the Zimbabwe Tenants and Lodgers Association to provide housing, residential stands through affordable models crafted to prevent financial losses to clients. Low Income Housing and Land Developers ensures that low income earners can purchase/pay monthly for well serviced stands at reasonable prices. Various housing programs designed to suit Zimbabwes low income earners were successfully completed benefiting over 2000 Zimbabwe government employees, Members from the Public Service Association (PSA), members from the Zimbabwe Tenants and lodgers Association, members from the Harare Water ( Harare City Council) , members from the Znnp plus a body representative of those living with HIV and Aids and the general homeless populace of Zimbabwe among other organisations.

Mission statement:-
Low income housing and land developers its mission is to design and create world class housing developments that promote the individual growth of beneficiaries and clients investments while meeting the morden humanistic housing and related infrastructural developmental needs of clients, organizations and communities we serve. We achieve our goals by combining our vast experience, being tried and tested with our long-standing network of professional relationships.

The following are general guidelines and company terms as basics:

1. Low income housing and land developers has stands in private land with own deeds, selling price per unit depends with the locality and settlement where the development is. Stands in land which is under development and under services are also available, it depends with where exactly a buyer or client can afford.

2. Deposit on an individual stand is from 50% of the purchase price,

4. Balances paid in 3 months to 24 months, how ever individual arrangements can be organised to suit clients.

5. After raising deposits, or agreed entrence fees, a stand specific agreement of sale is entered into, other settlements does not need agreement of sales, cessions, permits to develop are some documents which may be appropriate.

Beneficiaries are allowed to start building main houses after payment of only 50% to 70% percent or at the discretion of The Company.

Re-inteoduction Zimbabwe Tenants and Lodgers Association:-

This Association is an independent body which represents the interests of homeless Zimbabweans against abuse by property owners, neglection from government, lobbying to enact or removal of hostility of laws which protects or affect the homeless Zimbabweans and other actions from any circle which frustrates those who do not own houses.

The organization successfully lobbied for the enactment of the Rent Regulations Act of 2007 which had not been repealed for 20 or more years.

How to get a stand or a core house from the low income Housing and land developers?

Clients pay monthly subscriptions, when they reach at least half the price of the stand they are then allowed to occupy their stands and or starting of building or stand occupation. A payment plan will be arranged on how they will pay the remainder of the sum agreed which is also designed to suit the low income earners from 12 months to 36 months.

Since its inception the program has benefited over 8000 people in various sites being done by Low Income Housing and Land Developers.

How do we get our land?:-

1. We get our land through government programs and other legal affordable means and this has benefited many civil servants and low income earners.

2. Willing buyer willing seller:
We buy land including single units from those who will be selling their land.

3. We do land services in exchange of stands/land: We carry out various services including water and sewage reticulation, electrification, roads offsite and inside infrastructural development in exchange with land or stands.

Other services offered by Low income Housing and Land Developers:

1. Environmental assessment for all land developments, land services and housing projects, project physibility studies, breaking through of project bottlenecks, political, inheritence and business disputes.

2. Topographical surveys,

3. Title surveys and none title surveys,

4. Town planning, residential and building layout designs,

5. All engineering drawings, on site and offsite developments,

6. Land services which include road maintenance, sewer systems, water and electricity and land consultancy.

How safe is it to deal with Low Income Housing and Land Developers?

With over 8 000 stands done on our belt, we have encounter and went through all developmental problems and bottlenecks associated with land development, we have been sharpened, groomed, trained and skilled.
