Always look out for the lesson in every situation you face in every phase of life.
Be polite, calm, gentle and thankful to God because He will be with you to the end.
Life had taught me lessons. I do not see people at my cross road, because humans are not reliable. I only see God as the author and finisher of my faith.

𝗠𝗲: How much do you think it should be?

𝗖𝘂𝘀𝘁𝗼𝗺𝗲𝗿: 2.5%, Laway lang naman puhunan.

𝗠𝗲: Ok, since magkakilala naman tayo pwede namang ikaw magbenta.

𝗖𝘂𝘀𝘁𝗼𝗺𝗲𝗿: Pero hindi ko alam kung paano...

𝗠𝗲: For 1.5% comm tuturuan kita, maka save ka pa ng 3.5%. You'll get the knowledge na kailangan mo. 😉

𝗖𝘂𝘀𝘁𝗼𝗺𝗲𝗿: I have no idea how to process the Title Transfer! Paano? Marami bang lalakaring requirements?

𝗠𝗲: Medyo. Need mo mag prepare ng contracts, Original and photocopies of Tax declaration, Latest RPT receipt for the Tax Clearance, Certificate of No Improvement, DOAS, Certified True Copy of Title, 1904 Form, 1706 Form, 2000-OT Form, EWT for Corp, or Business Tax, or Transfer Tax, and a lot of leg work going back and forth to BIR, RD, City Hall, etc.

𝗖𝘂𝘀𝘁𝗼𝗺𝗲𝗿: Grabe ang dami naman at ang hirap nyan! Gaano katagal usually mag transfer ng title?

𝗠𝗲: Around 2-3 months. You can hire a Professional Land Transfer Service for around Php40,000 to Php50,000 for a normal transfer.

𝗖𝘂𝘀𝘁𝗼𝗺𝗲𝗿: 1.5% sa turo, Php50k sa rent ng stuff and accounts, then another Php50k pa sa transfer. Konti nalang din naman ang idadagdag ikaw na pala magbenta.😅

THE 3 TYPES OF PEOPLE IN YOUR LIFE!

1. The Leaf People
2. The Branch People
3. The Root People

LEAF PEOPLE: These are people who come into your life just for a season. You can't depend on them because they are weak. They only come to take what they want, but if the wind comes they will leave.
You need to be careful of these people because they love you when things are okay, but when the wind comes they will leave you.

BRANCH PEOPLE: They are strong, but you need to be careful with them too. They break away when life becomes tough and they can't handle too much weight. They may stay with you in some seasons, but they will go when it becomes harder.

ROOT PEOPLE: These people are very important because they don't do things to be seen. They are supportive even if you go through a difficult time they will water you and they are not moved by your position they just love you like that.

It's not all people you meet or are your friends, that will stay with you. Only the root type of people will stay no matter the season!

Sa latest interview nila kay Boy Abunda, she revealed na yung last egg nya was lost. Sobrang hirap daw syang ma produce ang egg na yun but she lost hope of having the baby. She even named her Sophia Heart.

As a mom myself, my heart breaks to all the woman who looses a baby lalo na kung gusto talaga nila magka anak. I can only imagine the devastating experience both physically and emotionally.

But despite her loss, I love how Heart mentioned that "Ganun talaga, hindi pwdeng nasa atin lahat."

I cant agree more. Minsan sa buhay, masyado tayong naka focus na makamit rin ang tagumpay ng iba, at nakakalimutan nating may mga bagay din sa buhay natin na hindi lahat ay makakaranas.

Kaya kung nadadown ka kapag nakakakita ng iba na parang sobrang saya at swerte talaga nila dahil napaka successful nila samantalang ikaw ay parang di parin makausad, alalahanin mo na may mga nakakamit ka rin na hanggang pangarap lang ng iba.

E appreciate natin kung ano ang meron tayo sa ngayon, maliit man yan o malaki. We are all blessed in our own ways. Tiwala lang palagi sa mga biyaya at magagawa ng Ama ✨🙏

How do you get them to buy insurance? By making them worry about everything. How do you get them to have plastic surgery? By highlighting their physical flaws. How do you get them to watch a TV show? By making them worry about missing out. How do you get them to buy a new smartphone? By making them feel like they are being left behind.

Nagpahiram ka sa kaibigan mo ng 30k nung nakaraang taon at hanggang ngayon ay hindi ka binabayaran ng kaibigan mo. Dahil dun ay nagkaroon ng lamat ang pagkakaibigan nyo. Ngayon ikaw na ang nakiusap na kung pwede kahit 10k na lang ang isauli sayo dahil may pinagdaraanan ka na problema sa pera.

Sabi ng kaibigan mo 5k lang ang kaya nya dahil yun lang ang meron sya. Dahil na sa oras ka ng kagipitan ay pumayag ka na lang at binigay ang bank account mo mo para itransfer nya. Kinabukasan nung binuksan mo ang iyong bank account mo ay nagulat ka na may natransfer na 50k sayo.

Di ka makapaniwala na 50k ang laman nito ngayon.

Pagtingin mo na cellphone mo ay meron kang 73 missed calls mula doon sa kaibigan mo at 40 text messages na nakikiusap sayo yung kaibigan mo na ibalik yung 45k dahil 5k lang naman dapat ang ipapadala nya nadagdagan nya ng zero sa huli.

Ngayon ano ang gagawin nyo classmeyts? 🤔

The python suffocated the King Cobra while the king cobra bit it. Both snakes died, one from asphyxiation and the other from the venom.

And that is how people destroy each other. Friendships end, relationships end, and families end up decimating themselves because one always wants to be better than the other.

Some "smothering" people with their ego of superiority, others end up poisoning with gossip, envy, and deceit until they destroy each other.

Choose love, compassion, loyalty and honesty 🙏🏿

There is a little coffee shop, where two people arrive and approached the counter.

“Five coffees please. Two for us and three hanging.”

They paid, they took their two coffees and left.

I asked the waiter. "What’s this about hanging coffees?"

“Wait and you'll see."

Some more people came in.

Two girls asked for a coffee each, they paid & left.

The following order was for seven coffees and it was made by three women - ‘three for them and four hanging coffees.’

I was left wondering...what is the meaning of the hanging coffees, they leave.

Then, a man dressed in worn clothes, who looks like he might be homeless, arrives at the counter and asks sincerely...

“Do you have a coffee hanging?"

“Yes we do, sir.”

They serve him a coffee.... I got my answer.

People pay in advance for a coffee that will be served to whoever can't afford a hot drink.

This tradition started in Naples.

Amazingly, it has spread throughout the world’s cities and towns.

It’s also possible to order not only "hanging coffees" but also a sandwich or a full low cost meal.

Wouldn’t it be great if we could all start doing this in the cities and towns where we live?

Small kindnesses like this can impact so many lives, in ways we could never imagine.

Maybe we should all try it.😊❤️
