The Future of the Grand Rounds is Taking Shape. 🌳

For more than 140 years, a gap in Northeast and Southeast Minneapolis has prevented the Grand Rounds Scenic Byway from forming a fully connected 51-mile system of parks, trails, and parkways. The Grand Rounds Missing Link Project aims to address this by creating a new regional trail and parkland, linking existing networks and expanding access for cyclists, pedestrians, and recreational users.

The proposed design includes four distinct sections that together would complete the missing connection. The Saint Anthony Boulevard Connection introduces a new off-street multi-use trail linking existing networks. In the Mid-City Industrial Area, the project would route a trail through an underutilized corridor, providing a safe and scenic connection while balancing industrial access needs. The Railroad Corridor South of Hennepin would feature a dedicated trail following a historic railroad route, creating a direct and efficient path for pedestrians and cyclists. Finally, the Mississippi River Connection would integrate the Grand Rounds into the existing Mississippi River trails, establishing a seamless transition between Northeast and Southeast Minneapolis.

An Open House will be held on Monday, March 10, from 4-8 PM at The Blueprint Room at Malcom Yards, where attendees can review proposed design concepts, speak with project staff, and provide feedback. Renovations continue at U.S. Bancorp Center in Downtown Minneapolis. 🔨🦺✨

A $15 million project is underway at 800 Nicollet Mall, bringing updates to the first two floors of the 31-story office tower. Owner Piedmont Office Realty Trust is modernizing the lobby and skyway levels, adding a new staircase, refreshed tenant lounges, and new retail and dining spaces.

Confirmed tenants include Mother Dough Bakery on the ground floor and two skyway-level restaurants, Nicollet Grille and La Botana, opening in 2025. A third fast-casual restaurant is also planned. Two skyway-level retail spaces remain available for lease, with Transwestern handling leasing. Existing tenants U.S. Bank, Gent Cuts and Grooming, and Downtown Eyes will remain with updated storefronts, and 801 Fish will stay on the ground floor. U.S. Bancorp, the building’s largest tenant, recently renewed its lease for 440,000 square feet, maintaining its downtown presence.

Designed by ESG Architecture & Design and built by RJM Construction, the renovation is set for completion in mid-2025.

HEADS UP 🚧

The Dayton’s skyway will be closed for about ten days starting Friday night, March 7th, for terrazzo flooring installation. Pedestrian traffic will be rerouted through the first-floor corridor to 811 LaSalle and up to the west skyway into the Dayton’s building.

Hennepin Healthcare is moving forward with a major transformation of its downtown Minneapolis campus, aiming to modernize facilities and improve access to care.

Shown is a glimpse of what the future campus could look like. The Comprehensive Campus Development Plan includes a new inpatient care building, the repurposing of existing facilities, and potential future development on freed-up land. In addition to expanding medical services, the plan will incorporate space for education, research, housing, business development, and retail.

The first official project is a new parking ramp at 9th Street and Chicago Avenue, replacing an existing ramp across the street. The structure will feature 1,046 parking spaces and a skyway connection to the Hennepin Healthcare Clinic and Specialty Center, improving accessibility for patients and staff.

The broader redevelopment plan also focuses on strengthening connections between the campus and surrounding neighborhood. Plans include public green spaces like a park and rooftop gardens, flexible areas for community events, and improved pedestrian access through a unifying skyway. Ground floors will feature coffee shops, restaurants, and community-focused programs.

Hennepin Healthcare also plans to consolidate clinical operations to optimize care while creating opportunities for new partnerships. The project aims to support both healthcare needs and community development, reinforcing the campus as a key medical destination in downtown Minneapolis. The images shown are conceptual and may evolve as planning continues.

Construction on the new parking ramp is expected to begin soon, with an anticipated completion in 2027. Future phases of the redevelopment will follow, with construction likely lasting into the early 2030s.

It’s happening, Puttshack is coming to the North Loop.

Puttshack is bringing its tech-infused mini golf experience to the North Loop. Construction is officially underway on the company’s second Minnesota location at 246 7th Avenue North, on the ground floor of The Martin, CEDARst’s latest North Loop development, which was completed last year.

The 20,000-square-foot venue will feature three nine-hole mini golf courses, two bars, and a main dining area, along with a private event space that can accommodate up to 70 guests. Puttshack’s automated Trackaball™ scoring system and interactive gameplay will be integrated throughout the experience, which is designed to blend competitive socializing with an upscale, high-energy atmosphere. The Minneapolis location is anticipated to open in late 2025.

The North Loop location will incorporate elements unique to Minneapolis, including a food and beverage menu inspired by the city’s culinary scene. Guests can expect globally influenced dishes and craft cocktails, complemented by a vibrant setting featuring local DJs. The venue is part of CEDARst’s broader development strategy for the neighborhood, which includes The Martin, a 360-unit apartment community. Puttshack’s Minneapolis location follows the company’s first Minnesota location at Southdale Center in Edina, which debuted in October 2024.

Founded by the creators of TopGolf, Flight Club, and AceBounce, Puttshack currently operates locations in Atlanta, Boston, Chicago, Miami, and St. Louis, with plans to expand to several more cities in the coming months. The North Loop’s proximity to major sports and entertainment venues, including Target Field and Target Center, positions as a potential destination for both locals and visitors.

Egg on a Roll is bringing its made-to-order egg sandwiches to Northeast Minneapolis.

The fast-growing breakfast concept, founded by chef Adam Bresina, will open its third Twin Cities location this April at The Broadway Building, located at the corner of Broadway Street and Central Avenue NE.

Known for its simple yet high-quality menu, Egg on a Roll serves six signature sandwiches built around a brioche bun and a proprietary egg soufflé made with fresh-cracked eggs, European butter, and a special blend of cream and seasonings—without stabilizers or additives. Bresina, whose background includes roles at the Hewing Hotel and Minneapolis Club, designed the concept for efficiency and scalability. The counter-serve format and open kitchen allow for a quick, engaging experience while maintaining a fine-dining level of ingredient quality.

The brand first launched in June 2023 inside the 5th Avenue Market in the North Loop before expanding to a stand-alone location in Dinkytown in January 2025. With additional locations planned for St. Paul and Sioux Falls, the eatery is on track to have six locations by summer. With support from co-owner Rory Kelly, a Sioux Falls-based franchisee, is also working on a franchising model, with a long-term goal of reaching 50 locations by 2028.

A new supportive housing and shelter development is under construction in South Minneapolis.

Located in the Longfellow neighborhood near Minnehaha Avenue, Lake Street East, and the Blue Line, The Valiance has been designed to provide both temporary shelter and long-term housing solutions. Brought to life through a partnership between Agate Housing and Services and Trellis, the four-story building at 2810 27th Avenue South will feature 54 shelter beds on the first two floors and 50 affordable apartments on the upper two floors.

Agate will manage the shelter, which will offer secure storage, a bike room, and case management services to help residents transition into permanent housing. Trellis will manage the apartments, which will include one-bedroom and studio units with private bedrooms and bathrooms. The project was designed by Minneapolis-based UrbanWorks Architecture and is being constructed by Hopkins-based Frana Companies.

The Valiance is expected to be complete and ready for residents before the end of 2025. Once completed, it will serve as a model for expanding supportive housing in Minneapolis and beyond.

Construction has begun on a new mixed-use development in the 50th & France neighborhood.

Work is officially underway on Velwood Residences, a long-anticipated mixed-use development in the 50th & France district. Located at 4901 France Ave. S., the five-story project will include 47 apartments and 7,500 square feet of ground-floor retail space.

Residential units within the project will be significantly larger than typical apartments in the area and across the city. One-bedroom units will range in size from 903 to 1,253 square feet, while two-bedroom layouts will span 1,323 to 2,438 square feet. The largest offering will be a three-bedroom unit measuring 2,889 square feet.

The development will introduce new housing and commercial options to the area, with planned amenities including a penthouse lounge, fitness and yoga studios, a community clubroom, a sports simulator, and pet-friendly spaces such as an outdoor dog run and pet spa.

A highly anticipated addition to the North Loop dining scene is set to open early next month. 🥩 🍽️ 🎉

St. Pierre Steak and Seafood, a restaurant and bar from Isaac Becker and Nancy St. Pierre, will open Tuesday, March 11th at 800 North Washington Avenue in a space that is currently home to their restaurant Snack Bar. The owners describe the new concept as the next iteration of their popular Lowry Hill restaurant, Burch Steak, which closed during the pandemic and never reopened.

The menu at St. Pierre Steak and Seafood will feature a mix of beloved dishes from Burch Steak, select items from Snack Bar, and an expanded selection of seafood offerings.

The restaurant’s name serves as a tribute to St. Pierre, highlighting her contributions to their culinary ventures, which have often remained behind the scenes. Becker and St. Pierre are well-known figures in the Twin Cities dining scene, also owning and operating Bar La Grassa and 112 Eatery.

With an official opening date now set, St. Pierre Steak and Seafood will soon add to the growing food and beverage scene in one of Minneapolis’ most vibrant neighborhoods. Reservations can now be made on St. Pierre’s website.

A new residential development has been approved for the Midtown Phillips neighborhood that will include for-purchase units.

Trio Development Group, in partnership with the City of Lakes Community Land Trust, plans to construct the 14th Avenue Townhomes at 2833-2839 14th Ave S, featuring 10 affordable, owner-occupied units. The project will include three one-bedroom, four two-bedroom, and three four-bedroom townhomes, available to buyers earning at or below 60% of the area median income.

Designed to meet Passive House energy standards, the townhomes will aim for near-net-zero energy consumption. The townhomes will be arranged in an L-shape along 14th Avenue and the Midtown Greenway, with a courtyard featuring private patios, rear entries, and three surface parking spaces accessible from the rear alley. After the units are sold, the City of Lakes Community Land Trust will retain ownership of the land to ensure long-term affordability.

Construction is anticipated to begin this spring, with occupancy expected in early 2026.

A new residential development is in the works for the Lowry Hill neighborhood in Minneapolis.

The “Kenwood Boutique Condominiums,” designed by Minneapolis-based AWH Architects, are planned for 1302 Douglas Ave and 1716 Fremont Ave S. The project would bring a 2.5-story building with eight luxury condominium units, plus amenity space for residents.

JADT Development Group plans to combine the two parcels currently on the site and replace the existing 2.5-story triplexes with a new structure. The building would also feature a tuck-under garage with 13 vehicle parking spaces and 18 bike parking spaces, accessible from Douglas Avenue.

The project will be reviewed by the Minneapolis Planning Commission tomorrow, February 24th. Key considerations will include the building’s design, its fit within the neighborhood, and overall site integration. The developers are seeking approvals for the site plan and variances related to building height and setbacks. If approved, Kenwood Boutique Condominiums will add new housing options to a neighborhood that continues to see demand for multi-family living and for-purchase living.

A new fast-casual Japanese café is set to open in the North Loop soon.

Chef Yo Hasegawa, formerly of Kado no Mise, is launching Café Yoto in a space that was previously home to Stalk and Spade within The Duffey. The café will offer counter service with a focus on online orders and take-out.

The menu will feature a selection of Japanese dishes, along with packaged beverages such as rice lagers, sake one cups, wine splits, and all-natural sodas. Specific menu items have yet to be announced.

Café Yoto will be Hasegawa’s first independent venture after working under Chef Shigeyuki Furukawa at Kado no Mise, a well known sushi restaurant just down the road.

Café Yoto is anticipated to open later this year at 548 N Washington Avenue.

An eight-story addition is planned for the Exodus Residence in downtown Minneapolis.

Catholic Charities of St. Paul and Minneapolis is proposing to expand the existing Exodus Residence at 819 2nd Ave S with an eight-story addition on the south side of the building, replacing a single-story section at the southwest corner.

Designed by Urbanworks Architecture, the project will add 72 efficiency units, increasing the facility’s total capacity to 167 units. All units will be affordably priced at 30% of the area median income (AMI). On-site supportive services will be provided by Aeon and Touchstone Mental Health.

The basement will include utility and support spaces, along with bicycle storage rooms. The first floor will house the entrance lobby, amenity space, and offices for Aeon and Touchstone. The second floor will feature additional amenity space and residential units, while floors three through eight will consist entirely of residential units. The ninth floor of the existing building will remain a partial mechanical floor.

Outdoor amenity space will replace part of the existing privately owned public outdoor area. The parking lot will offer eight vehicle stalls, while 70 long-term bicycle parking spaces will be split between two bike rooms. An additional four short-term bicycle spaces will be located near the entrance on 2nd Avenue South.

Funded through public and private sources, including Hennepin County, the Minnesota Housing Finance Agency, and the City of Minneapolis, construction could begin as soon as this year, pending city approvals.

The City of Minneapolis is moving forward with plans to reconnect Nicollet Avenue through the former Kmart site, marking a significant step in a long-anticipated redevelopment. That’s just the start.

The New Nicollet Avenue concept, approved by the City of Minneapolis, will restore the street between Lake Street and 29th Street while introducing mixed-use buildings, public spaces, and improved pedestrian and bike infrastructure. The 10-acre site will undergo a major transformation, with construction anticipated to begin in later this year.

Public input has played a key role in shaping the redevelopment, with over 18,000 residents participating in more than 60 community engagement events. As planning continues, the city is inviting the public to review the latest design ideas and learn about next steps. An open house will take place on Tuesday, Feb. 25, from 5-7 p.m. at Whittier International Elementary School (315 W. 26th St.). The event will provide an opportunity for residents to see how their feedback is influencing the project.

This redevelopment represents one of Minneapolis’ most significant infrastructure and urban planning efforts in recent years. As planning progresses, city officials aim to balance transportation improvements, housing needs, and economic development within the corridor.

Inkwell Booksellers will officially open its doors to its brand new, brick and mortar home, later this month. The new shop will be located on the ground floor of Hencen Apartments at 455 Central Ave. SE in the East Bank/Nicollet Island neighborhood. Inkwell will offer a general-interest selection of books along with a coffee bar serving espresso and pastries from St. Paul’s Rose Street Patisserie.

Founded by Elizabeth Foster, is designed to be a space for readers to browse and engage with literature. The store also plans to highlight local authors and host community events. A grand opening celebration will take place over two days, Saturday February 22nd and Sunday, February 23rd, inviting visitors to explore the custom-built space and discover its vast selection of books and other goods.

Developers Good Neighbor Homes and Streetfront Development are moving forward with their plans for The Fletcher, a new 15-unit condominium building in Minneapolis’ Linden Hills neighborhood.

Designed by Locus Architecture and Collage Architects, with interiors by Ruby+Suede, the project will feature spacious single-level homes ranging from 1,630 to 2,350 square feet.

Floor plans include two-bedroom plus den or three-bedroom layouts, each with three bathrooms and generous outdoor terraces. Bauer Design Build is serving as the project’s general contractor, while Highmark Builders will complete the custom home build-outs.

A new sports bar and restaurant is set to open in Minneapolis’ North Loop next week, adding another dining and entertainment option to the neighborhood.

The Rabbit Hole will officially open its doors on Friday, February 7th, at 7 PM at 411 N Washington Avenue, in the space formerly occupied by AxeBridge Wine Co.

The Rabbit Hole will feature a menu developed by Chef Tom Pivec, owner and operator of Lord Fletcher’s on Lake Minnetonka, with a focus on elevated American cuisine. The concept aims to offer a refined take on traditional sports bar fare, alongside a selection of craft beers and cocktails.

With multiple big-screen TVs for game-day viewing and weekly events such as trivia, live music, and themed food specials, The Rabbit Hole is positioning itself as both a sports bar and a social destination in the North Loop.
