Development in New York City is often stifled by neighborhood opposition. While this is merited on some occasions, it has become a frequent obstacle of projects that would actually benefit the city. Those that oppose development, mostly with knee-jerk reactions, are known as NIMBYs, which stands for Not-In-My-Backyard. NEW YORK - The fourth-tallest building on our year-end construction countdown is The Greenwich, a 912-foot-tall residential skyscraper at 125 Greenwich Street in Manhattan’s Financial District. Designed by Rafael Viñoly Architects and developed by Fortress Investment Group, Bilgili, and Bizzi & Partners, the 88-story structure will yield 273 condominium units designed by March & White (MAWD) and marketed by Douglas Elliman Marketing Development. Homes will range from studios to three-bedroom layouts with pricing starting at $1.15 million. Time Square Construction and Plaza Construction are the general contractors for the property, which is located at the corner of Greenwich and Thames Streets, just south of the World Trade Center complex and Liberty Park.

Photos by show exterior work has continued to move closer to completion since our last update in late October, when crews were finishing installing the dark paneling around the mechanical levels of the crown. Recent photos show the construction hoist in the process of being dismantled from the western elevation, leaving a gap in the glass curtain wall that will soon be enclosed. Additional progress has also occurred on the multi-story podium, which is being enclosed in black paneling and floor-to-ceiling windows. Additional close-up shots of the void left from the disassembly of the hoist show the gap temporarily covered with temporary metal stud frames and yellow insulation boards.

Units will feature three distinct palettes by MAWD inspired by the building’s views. Residents on the upper levels will have panoramic vistas of the New York Harbor to the south, the Financial District skyscrapers and the East River to the east, the World Trade Center complex to the north, and the Hudson River and Jersey City to the west. Lifestyle and wellness amenities will be spread across several levels at the top of the tower and include an indoor lap pool, a spa, a fitness center, and a private club with expansive city views.

Construction on The Greenwich is expected to finish sometime next year with a finalized date yet to be confirmed.

MIAMI - The Federal Aviation Administration (FAA) granted approval for 2900 Terrace, a 38-story mixed-use development at 401 Northeast 29th Street in the Edgewater neighborhood of Miami. These permits were approved on January 2 and set to expire on July 2, 2025. Designed by Arquitectonica for LNDMRK Development and Oak Row Equities, the building can reach 390 feet above ground level or 399 feet above mean sea level. An aeronautical study by the FAA confirmed that the structure adheres to obstruction standards and will not pose a hazard to air navigation.

Encompassing 629,829 square feet, 2900 Terrace is expected to feature 324 residential units, 22,354 square feet designated for office use, 13,108 square feet for commercial purposes, and 515 parking spaces. The project’s completion is anticipated in 2026. Located on 1.5 acres in Edgewater, residential offerings will include a variety of one-, two-, and three-bedroom units. The development plans to provide extensive amenities over two floors, including a fitness center, a pet spa, a sauna, a golf simulator, coworking spaces with podcast studios, and outdoor leisure facilities like a swimming pool and cabanas.

The architectural design will feature a mix of materials, including bronze and grey perforated corrugated metal mesh, glass railings, reflective glazing with a grey tint, charcoal-colored window frames, medium grey stucco, and board-formed concrete.

NEW YORK - The fifth-tallest building under construction in New York is 262 Fifth Avenue, an 860-foot-tall residential skyscraper in NoMad, Manhattan. Designed by Meganom with SLCE Architects as the executive architect and developed by Boris Kuzinez of Five Points Development under the Five Points 262 Project LLC, the 56-story structure will yield 26 condominiums with an average scope of 3,200 square feet, including at least one quadruplex unit. GEA Consulting Engineers is the MEP engineer and CM & Associates Construction Management is the general contractor for the project, which located on a 5,000-square-foot plot on the southwest corner of Fifth Avenue and West 29th Street.

Photos by show the slender reinforced concrete superstructure has doubled in height since our last update in late June, when the tower stood roughly even with the parapets of the taller prewar commercial buildings to the south on Fifth Avenue. Crews have surpassed two of the mechanical levels and are now in the process of forming the series of double-height floors on the upper half of the skyscraper. Based on the pace of progress, topping out could occur sometime this winter. The skyscraper is particularly prominent from the pedestrian plaza at the base of the Flatiron Building at the intersection of Fifth Avenue and Broadway.

Workers are also in the process of applying a black waterproof later on the mostly blank eastern wall, and are installing metal clips for the forthcoming façade paneling from a hanging scaffolding rig on the northern elevation. It’s possible that installation of the façade and floor-to-ceiling windows could begin later this winter.

NEW YORK - At number six on our year-end countdown is The Orchard, an 811-foot-tall residential skyscraper at 27-48 Jackson Avenue in Long Island City, Queens. Designed by Perkins Eastman for BLDG Management Company, the 69-story tower will span 635,000 square feet and yield 824 rental units with nearly 200 designated as affordable housing, as well as 13,000 square feet of retail space, 100,000 square feet of amenities, and a two-story parking garage with 207 spaces. Triton Construction Company is the general contractor for the project, which is alternately addressed as 43-01 Queens Street and 42-02 Orchard Street and is bound by Jackson Avenue between Queens and Orchard Streets. The building will eventually claim the title of tallest building in Queens.

Photos by show the reinforced concrete superstructure has risen significantly since our last update in mid-October and is approaching the midpoint, where a tall mechanical level will be positioned. The core wall is located on the southeastern profile and marked with square voids for the elevator vestibules. The first sections of the façade have begun to be installed on the lower floors of the main tower., consisting of floor-to-ceiling glass framed by gray metal paneling. Meanwhile, construction has also begun on the development’s low-rise annex at the southernmost end of the site.

Amenities will include a 24-hour attended lobby, a fitness center, an outdoor rooftop deck, indoor and outdoor swimming pools, a spa with a steam room and sauna, a basketball court, a multi-sport simulator, multiple lounge areas, a children’s playroom, a game room, movie screening rooms, coworking spaces, a dog spa, self-storage, a bike storage room, a package room with refrigerated storage options, and shared laundry facilities.

The building will also feature the largest privately owned landscaped roof deck in New York City. The 1.5-plus-acre terrace will include a pickleball court, an outdoor movie screen, yoga and fitness areas, designated barbecue grilling stations, a dog park, an outdoor play area for children, and a running track.

The Orchard at 27-48 Jackson Avenue is slated for completion in 2026.

SAN FRANCISCO - Demolition and excavation work is underway for two major projects in the UCSF Parnassus Heights campus in San Francisco. Crews finished removing the seven-story UC Hall, and only a corner of the four-story Mental Health Services building remains as of our visit. The sites are expected to be transformed into a research building and hospital, with both scheduled to finish by 2028 and 2030, respectively. The two developments are part of the UC Parnassus Heights campus expansion plan. The third project includes improvements to the two Health Science Instruction and Research towers.

UCSF plans to replace the former UC Hall at 533 Parnassus Avenue with the Parnassus Research and Academic Building, i.e., PRAB (slide 7-8). HGA and Snøhetta will be joint architects. Conceptual renderings shared by the school show a fairly unremarkable nine-story building wrapped with curtain wall glass above a solid podium. There will be a dynamic carved entrance for pedestrians entering from Parnassus Avenue.

The New Hospital Parnassus Heights (slide 1-6)will rise at 401 Parnassus Avenue next to the existing Hospital at 505 Parnassus Avenue. The eye-catching 15-story tower is designed by Herzog & de Meuron, with HDR as the architect of record. The terracotta-clad building will feature an asymmetrical tripart layout. The podium will be wrapped with fluted panels and horizontal window bands. The next four curtain-wall-clad floors will be setback from the podium, making way for a landscaped open space with ivy climbing up the thin four-story columns. Crowning the hospital with be six levels with stepped terraces facing east and west.

The 1.5 million square foot structure will increase the campus’s bed capacity to 682 beds, create 71 emergency department bays, add a new ICU facility, and produce rooms for general and specialized patient care.

James Corner Field Operations is the landscape architect, which will include terraces and an expanded publicly accessible open space and trails connecting Golden Gate Park to Mount Sutro peak. Webcor will be the general contractor, and Nabih Youssef & Associates will be the structural engineer.

NEW YORK - The seventh-tallest building on our year-end construction countdown is 50 West 66th Street, a 775-foot-tall residential skyscraper on Manhattan’s Upper West Side. Designed by Snøhetta with SLCE Architects as the executive architect and developed by Extell and Tennor Holding, the 69-story structure will yield 127 condominium units and claim the title as the tallest building in the neighborhood. Lendlease is the general contractor for the project, which is located on an interior lot between Columbus Avenue and Central Park West with frontage on both West 65th and West 66th Streets.

Photos by show the reinforced concrete superstructure has more than doubled in height since our last update in August, when the tower stood roughly a dozen stories above the podium. Recent photos show the glass curtain wall and grid of bronze-hued mullions enclosing the skyscraper up to the height it had reached by late summer. Given its steady pace of progress, construction could reach the building’s sloped pinnacle before the end of winter.

Amenities at 50 West 66th Street will include an indoor swimming pool, a full-size basketball court, a squash court, and an indoor bowling alley. The 20th floor will house a residential lounge, a business center, a spa, and a landscaped terrace with fire pits.

The nearest subway from the property is the 1 train at the 66th Street-Lincoln Center station to the west at the intersection of Broadway and Columbus Avenue.

YIMBY anticipates 50 West 66th Street will complete construction near the end of 2024.

MIAMI - Aria Development Group and Merrimac Ventures The developers secured a utility agreement from Miami-Dade’s Water and Sewer Department for the 31-story, 327-foot tall 600 Miami Worldcenter (600 MWC). Designed by Revuelta Architecture International and featuring interiors by Designagency, the development will rise at 600 Northeast 1st Avenue within the 27-acre Miami Worldcenter complex, bordered by Northeast 6th Street to the south and train tracks to the north. OneWorld Properties is exclusively managing sales and marketing for the project. Miami’s Urban Development Review Board recommended approval for 600 MWC in July.

Under the newly signed utility agreement, 600 MWC will feature 615 residential units, an increase from the initially proposed 579, significantly adding to Miami’s housing market. In addition to residential space, the development plans to include 4,500 square feet dedicated to a full-service restaurant and a 6,000-square-foot fitness center. David Arditi, representing the developing entity, signed the utility agreement officially recorded on December 19. Beauchamp Construction is the general contractor, with Judi Witkin as the permit runner. A pending demolition permit for 33 Northeast 6th Street has BG Group as the contractor, while the demolition permit for 600 Northeast 1st Avenue is marked inactive.

Homes range from 600sqft studios to two-bedroom units at 830sqft, priced from around $520,000. This short-term rental building offers significant flexibility, allowing owners to live in the condos, rent them out annually, or list them on platforms like Airbnb. There’s no obligation to work with a specific rental management platform; building management will facilitate guest services. Amenities include a porte-cochere, 24-hour lobby, secure mailroom, bike storage, a Luxer One Automated parcel room, dry cleaning services, climate-controlled storage, a bistro and bar, an artistic lounge, fitness center, co-working spaces, a rooftop pool, and more.
