The Philadelphia Inquirer reported this morning on a proposal to add a 53-story rehabilitation center behind the Brutalist masterpiece formerly known as the International House. This would consolidate services in a one-of-a-kind facility that would dramatically change the skyline in the area. A recent zoning permit and an empty retail space just add to the intrigue. How do you feel about the proposal?
466 units are coming to Northern Liberties across two buildings and a set of updated rowhouses. A retail walkway will separate the structures, while a project unlike anything we’ve ever seen could rise next door.
RiverMark Northern Liberties is looking good at the former Festival Pier site. This two-building project is bringing almost 500 apartments, a Sprouts Farmer’s Market, a boatload of other retail, a new art installation, and a continuation of the Delaware River Trail around the site.
The last of the Frankford & Delaware Ave. construction in the works is the 195-unit project coming to 933 N. Penn. This contemporary design will also bring ground floor commercial to this former surface parking lot by Rivers Casino.
Five on Canal is making its presence felt just south of Frankford Avenue. Over 500 units and even more retail space will be joining this area that was once home to several industrial buildings.
One Frankford is going up again now and is set to redefine the southern entry to Fishtown. This 78-unit project is bringing ground-floor retail space to the former parking lot at the base of Frankford Ave., along with a gorgeous, white brick design.
Right around Penn Treaty Park, 182 units are at full height, one project is proposed, one is overgrown, and one burned down. Could see even more residential influx in this rapidly changing area in the coming years?
The Battery has made major progress since our last visit two years ago. Apartments, office space, event space, and the new Riversuites at the Battery hotel are now up and running, with other road and trail improvements in the works for this multi-phased project.
Plans are in the works to revamp and reconnect Graffiti Pier while Northbank moves on to its second phase. This massive residential project has already added hundreds of homes with hundreds more planned for this new neighborhood - including the first (and only) retail spot in the development.
We head to Schuylkill Avenue to check out the area near the $60-million water park proposal near 30th Street Station. This would bring a two-tiered mini-resort to this hard to reach spot, though funding still needs to be determined. What do you think of the plans?
