✨ It is going to take more cash than I anticipated - I hear the sub 2, seller finance, no money down, etc. But honestly, finding a good deal is going to require some sort of cash. Whether you partner to find this or self-fund, make sure you have enough in reserves. I can't stress this enough
✨Have patience in finding the right deal -"It is better to let go of a few good deals than buy ONE bad one" You have to always protect your downside & it a deal has limited upside, cash flow is tight - either renegotiate or walk away. You will find the right deal
✨ Look at 10+ deals daily & analyze them - stick to one market until you become an expert. Yes, it's a lot of hard work. Deals won't pencil. That's okay - it's a part of the process. BUT when you find the right deal, go for it.
✨ Rehabs always take longer than expected + over budget - have those reserves ready. A hurricane could hit the area, furniture delays

✨Buy in one niche until you become an expert - I bought only short-term rentals for 4 years. It takes time to learn the game. Be patient & learn to become an expert. I studied hotels for an entire year before I bought my first one.
✨Properties ALWAYS seem expensive when you buy them - buy the RIGHT one, anyway. Analyze 10 deals a day, and become an expert in the market you want to buy in. Know a good deal when you see one
✨If you don't have a traditional job/income, use DSCR loans to qualify for properties - if you need a great lender, DM me the word LENDER & I'll send you who I use
✨Adapt & pivot - what worked 2 years ago won't work today. Learn to change.

✨Be a LAZY investor - you only need one property to change your life. Learn to manage remotely, pay your people well, and find deals anywhere in the country - there are a LOT more opportunities outside of your backyard.
