Question: What should be on your task list as a TC?

Answer: All important dates included in the contract!

I don’t care what market you are in, as transaction coordinators we’re all looking for the same dates!

The contracts may look a little different and may have different terminology but if you understand the contract to close process, you will be able to pick any one of them up and get to work on it; real estate license or not!

What does it mean to have a buyer’s file pre-underwritten? Essentially, the file is reviewed conditional approval is provided BEFORE the offer is even written! It is a nice strategy to have under your belt for submitting competitive offers!

Does your lender offer a pre-underwrite?

During the pandemic, what made me refer clients to Lashonte’s team was their ability to pre-underwrite the buyer’s file. This allowed me to confidently submit offers without having to have a long loan contingency.

Many of my students land their first client and recoup their investment into my program within 30 days of ENROLLING!

The first task I do daily as a TC.

Due to the nature of the real estate business, I check my emails first thing and I try to practice inbox zero before I log off for the day. Do I always succeed at inbox zero? Hell no! But I try!

Help your seller avoid this surprise at closing!

The Community Association Disclosure (GAR F22) needs to be filled out BY THE SELLER and must be filled out COMPLETELY.

Encourage the seller to pay close attention to the initiation fee and assessments and CALL/EMAIL their HOA Manager to retrieve this info.

If the closing letter shows an amount higher than what is listed on the CAD, the seller will responsible for paying it at closing.

Due to liability, TC’s nor agents should fill this out on the sellers behalf.
