Have the Home Inspected.⁣

Even if the home you plan to purchase appears to be flawless, there's no substitute for having a trained professional do a home inspection of the property for the quality, safety, and overall condition of your potential new home. You don't want to get stuck with a money pit or with the headache of performing a lot of unexpected repairs. ⁣

If the home inspection reveals serious defects that the seller did not disclose, you'll generally be able to rescind your offer and get your deposit back. Alternatively, you can negotiate to have the seller make the repairs or discount the selling price.

Top Tips For Sellers: Fix and clean⁣

• Make any minor repairs necessary – holes in walls, broken door k***s, cracked tiles, torn or threadbare carpets. Many buyers want to move in without making changes, so allow for this⁣.

• Clean everything until it sparkles. Get rid of limescale, clean and repair tile grout, wax wooden floors, get rid of all odors, hang up fresh towels. This will make the place more appealing and allow viewers to imagine living there.⁣

• Tidy up the garden: cut back brush, clean the patio and furniture of lichen and dirt, and cut the grass. While this doesn’t add much value to your home it makes it more likely to sell as people visualize themselves using the garden.⁣

Mortgage Rates Are Back Under 3%⁣

Mortgage rates are back under 3% for the first time in weeks.⁣

The drop in rates followed a downward trend for the 10-year Treasury yield, which rates closely follow. The economy is gaining momentum, however, and consumers can expect mortgage rates to rise in the upcoming months, Nadia Evangelou, senior economist and director of forecasting for the National Association of REALTORS®, writes at the association’s Economists’ Outlook blog.⁣

For now, the drop in mortgage rates is good news for home buyers and homeowners, too.

Even if you’re in a hurry to sell and the price isn’t your main concern, you still need a baseline to start marketing your home. One thing’s for certain: Pricing is one of the biggest decisions in the selling process. ⁣

Set too high a price and you run the risk of turning off potential buyers. It also means your house will not compare favorably with other similarly priced homes. Even worse, buyers may not even see your listing when they search online since they will be using lower price points.

Ask yourself: "Is it really time for me to buy a home?"⁣

Don’t buy a home just because everybody’s doing it or because your Uncle Joe told you that it’s stupid to “throw money away” on rent.⁣

Don’t buy a home because it’s a buyer’s market or just because of low mortgage rates. Buy a home because you want to be a homeowner. Buy a home because you’re settling down and need a place to live for at least five years. And buy a home only if you’re financially ready.⁣

Weigh the pros and cons of different types of homes, given your lifestyle and budget. A condominium or townhome may be more affordable than a single-family home, but shared walls with neighbors will mean less privacy. Don't forget to budget for homeowners association fees when shopping for condos and townhomes, or houses in planned or gated communities.⁣

Another option to consider is buying a fixer-upper — a single-family home in need of updates or repairs. Fixer-uppers usually sell for less per square foot than move-in ready homes. However, you may need to budget extra for repairs and remodeling.
