For some victims, he achieved this by pretending to be interested in purchasing property or items posted for sale. Not all murders were the same, the modus operandi changed, and the victims were chosen at random. How could police ever catch this guy?

-RANSOM NOTE: Was it for real or was it a cruel hoax? When was it written? Before the entry, while the perpetrator was still in the house or after the kidnapping? And why was it oily and crudely lettered and on a small piece of paper?
-STOLEN LADDER: Was it used to enter Suzanne’s bedroom? If the ladder was used, did the murderer carry her down the ladder afterwards or did they exit the building through the front or back door? If the murderer used the ladder, why did they not just leave the ladder under the window? And if used and then relocated,, when did this happen?
-SUZANNE: Was her murder premeditated? Did the perpetrator specifically intend to enter the Degnan apartment or was it a decision made on the spot while looking for an apartment to enter? Was murder the intention or was it burglary and the murder happened?
Is it possible that more than one person was involved in the Degnan case, or any of the crimes for that matter?
Is it possible these could be bifurcated? Was the person who killed Suzanne the same person who earlier murdered Josephine Ross and Frances Brown?
Is Heirens guilty of any of the burglaries, kidnapping and/or murders? If it wasn't Heirens, who was it? Thomas? Someone else?
