3 red flags 🚩 you must look for when talking to the property developer?
🚩 The lowest price in the market.
You should understand that the constructor should compensate the low price by something.
Typically, they will use lower quality materials and the building method. This will affect the property quality and how much you have to invest to maintain a satisfactory condition of the property.
🚩 The developer gives promises that are illegal to execute.
If it’s stated that you can’t build a flat roof, more than particular amount of floors, or a specific percentage of the land plot can be developed, you should not try to get around it.
The constructor, to get a contract with you, might promise a lot of things that is not in his power. Never go for that. You are risking your investments after all.
🚩 The developer doesn’t want to include a penalty for the project completion delay.
There are many state holidays in Indonesia such as Ramadan or Nyepi when local people don’t work. So it’s a job of the constructor to make sure that despite of these, the project will be ready on time.
It’s especially important if you are selling the property before it gets build. Because you will have to pay the penalty to the buyer from your pocket.
It wasn’t easy for us to find a good developer but we eventually found that works best for us.

Why should I invest in property in Bali 🤔.
Of course every investment has some advantages and downsides. However, the more I learn about this industry the more I see advantages in property investment in Bali.
Here are some from the top of my head:
- there is a lot of free land in Bali for a decent price that you can either buy or rent. Especially now, when the tourism is on hold, prices for land can be very attractive.
- you can rent land for, let’s say, 25 years and build something that will last for this period. It requires less of immediate investments. If you decide to keep the property for longer, you can extend the lease.
- the land owners are usually opened to negotiate the lease extension right away. So that you don’t have to pay the market price when you decide to extend the lease.
All these lowers the entrance borders and makes it easier to become a property investor as it requires less money to start.
